Why does a cleaning company publish its own commercial rate card?
Most Singapore cleaning websites answer the price question the same way: contact us for a quote. This page does the opposite. Every figure below is a rate Sureclean actually invoices for commercial work in 2026, taken from our own invoices rather than written as a brochure range.
We publish it because commercial cleaning is genuinely variable, and hiding that behind a contact form does buyers no favours. An office with two toilets, one pantry and twelve desks is a different job from an office of the same floor area with thirty desks and a working kitchen. Almost no two commercial cleaning contracts in Singapore are priced identically, so instead of inventing one headline number we publish the real spread and explain what moves you inside it.
Every price on this page carries an asterisk, and the asterisk means one thing: it is a starting price for that shape of job. The binding number comes after we see your floor plan, your headcount and your wet areas. Nothing here is a bait rate, and nothing here is the final word on your specific site.

What does an office cleaning contract actually cost in Singapore?
The published floor for a Sureclean office contract is $350 per month*. That is a real customer floor rather than a teaser rate. Small offices with a modest footprint and a light session schedule do sign at that level, and there is no hidden minimum stacked on top of it.
Most Singapore SME offices invoice between $360 and $400 per month*. If you run a typical SME office – one floor, a couple of meeting rooms, one or two toilets, a pantry, weekly attendance – that band is the honest number to budget against, and it is the same band we quote on office cleaning for small businesses.
Larger offices start from $690 per month*, and the upper end of our recurring range runs to around $800 per month*. The highest recurring commercial rate on our current card is $1,900 per month*, for a site with a large floorplate, several wet areas and near-daily attendance.
Nothing in that spread is mysterious. The distance between $360 and $1,900 is almost entirely crew size, session length and how many times a week we attend. What are the four ways commercial cleaning is bought in Singapore?
Almost every commercial cleaning purchase in Singapore falls into one of four buying models. The same office with the same scope can be quoted very differently depending on which model you pick, so choosing the wrong one is an expensive mistake.
1. The monthly recurring contract. You agree a fixed number of sessions per week, we assign a consistent crew, and you are billed a flat monthly fee – from $350 per month*, most commonly $360-$400 per month*. This is how the majority of Singapore offices buy office cleaning, and it is the standard way to get regular attendance from a team that already knows your site.
2. The prepaid block. You pay upfront for a fixed run of sessions instead of month by month. Our six-month weekly block is $1,750-$1,900* and covers about 25 sessions. It suits offices with a predictable schedule and a budget they would rather commit now than defend every month.
3. Ad-hoc, priced per cleaner. No contract and no commitment. You book cleaners for a single session at $150 per cleaner on a weekday*, $200 on a Saturday* and $250 on a Sunday*, for a session of up to three to four hours. These are flat per-cleaner rates rather than a negotiable range, and the same three numbers apply whether it is your first booking or your tenth.
4. The project one-off. Scoped and priced as a job rather than a session: a one-time office deep clean at $500-$1,150*, commercial post-renovation cleaning at $650-$2,000*, carpet extraction, or a disinfection call-out. Project pricing is driven by condition and deadline, not by frequency.
Which buying model is cheapest for your situation?
Here is the arithmetic most quotes hide. Take an office that wants cleaning once a week, one cleaner, a normal weekday session.
Bought ad-hoc, four weekday sessions in a month is 4 x $150 = $600 per month*. The same weekly frequency bought as a recurring contract typically invoices $360-$400 per month*. The difference is $600 – $400 = $200 at one end and $600 – $360 = $240 at the other, so roughly $200-$240 every month*, which over twelve months is about $2,400-$2,880 a year* for the same amount of cleaning. If your need is regular, ad-hoc is the most expensive way to buy it.
Bought as a six-month weekly prepaid block, $1,750-$1,900* across about 25 sessions works out to roughly $70-$79 per session*. The low end is straight division: $1,750 divided by 25 sessions is $70. Spread across the six months the block is $1,750 divided by 6 = about $292 per month*, up to $1,900 divided by 6 = about $317 per month*. Ad-hoc still wins in one situation: when the need is genuinely irregular. A quarterly refresh, a clean before an audit, a reset after a client visit, a week of cover while your in-house cleaner is on leave. You pay $150 per cleaner on a weekday* and owe nothing after that – no notice period, no monthly minimum, no contract to unwind.
The weekend rule is pure arithmetic too. The same cleaner is $150 on a weekday*, $200 on a Saturday* and $250 on a Sunday*. Moving a recurring Sunday session to a weekday saves $250 – $150 = $100 per cleaner per session, and $100 divided by $250 is a 40% reduction*. Moving a Saturday session to a weekday saves $200 – $150 = $50, which is 25%*. If your office does not genuinely need weekend attendance, that single change is the largest saving on this page.
How does the prepaid block work out per session versus monthly?
Weekly service works out to about 4.3 sessions a month, because 52 weeks divided by 12 months is 4.33. At $360-$400 per month*, a monthly contract therefore costs $360 divided by 4.3 = about $84 per session*, up to $400 divided by 4.3 = about $93 per session*. Both are already well below the $150 weekday ad-hoc rate for a single cleaner.
The prepaid block goes further. $1,750-$1,900* across about 25 sessions is roughly $70-$79 per session*. Set against a monthly contract the gap is $84 – $70 = $14 per session at the low end and $93 – $79 = $14 at the high end, so about $14 a session either way*. Across a full block that is 25 x $14 = about $350*.
Session counts are approximate rather than guaranteed, and we would rather say so than dress the maths up. Public holidays, office shutdowns and a six-month calendar that does not divide neatly into whole weeks all move the count by a session or two, which is why the block is described as about 25 sessions and the per-session figure as a range.
The block also removes the two things facilities managers dislike most: monthly invoice chasing and mid-term price drift. Take it if your headcount, lease and cleaning frequency are stable for the next six months. Stay on a monthly contract if you are mid-lease-negotiation, expecting a fit-out, or unsure whether you will move from weekly to twice-weekly. A monthly contract from $350* buys flexibility; the prepaid block buys the lower per-session rate.

Why is per-square-foot pricing unreliable for offices?
Per-square-foot rates are popular in cleaning marketing because they are easy to publish and easy to compare. They are also the least reliable way to price an occupied office, and we do not use them.
Two 2,000 sq ft offices can need completely different amounts of labour. One is open-plan with 12 desks, one pantry and one toilet. The other has 30 desks, two toilets, a shower, three meeting rooms and a pantry used for lunch every day. Identical floor area, and the second office consumes far more cleaner-hours per session.
Floor area predicts sweeping and mopping time and very little else. It does not predict the work that actually fills a session: toilets, pantries, bins, glass, meeting-room resets and the number of people generating mess in the first place. Headcount, wet-area count and frequency predict cleaning labour far better than square footage does.
Per-square-foot pricing does work for empty shells, warehouses and bare open floorplates, where area really is close to the only variable. For an occupied office it produces a number that is either above the labour the site needs, in which case you overpay, or below it, in which case the scope has to shrink to match the money. Either way the number stops describing the work.
We price on the crew-hours a site genuinely needs, which is why this rate card is built around sessions, crews and hours rather than a rate per square foot. Carpet is the one commercial service we do quote on area, for the reason given further down.
What actually changes your commercial cleaning quote?
Crew size and hours per session are the engine of every commercial quote. One cleaner for three hours and two cleaners for four hours are different products at different prices, and a quote that does not state both numbers cannot be compared with anything.
Frequency moves you through the bands. One session a week sits comfortably in the $360-$400 per month* range for a typical SME office. Three sessions a week, or daily attendance with a morning and an evening pass, is what carries a contract toward $690-$800 per month* and beyond.
Timing carries a real premium. Our ad-hoc card shows it plainly at $150 weekday*, $200 Saturday* and $250 Sunday* per cleaner. Weekend and after-hours labour costs more to staff, so it costs more to buy, and we would rather show it as a line you can see than fold it invisibly into a monthly figure.
Supplies and floor type shift the number too. Consumables such as hand soap, toilet paper and bin liners can be supplied by you or by us, and it is a line item either way. Vinyl, carpet, timber and stone all need different treatment and different products, and carpeted offices need periodic carpet cleaning quoted on top of the routine contract.
F&B grease and clinical compliance are the two biggest scope escalators. A pantry where people reheat lunch is routine. A working kitchen or an F&B unit needs degreasing, different chemicals and longer sessions. Clinics and medical suites need a documented disinfection protocol, NEA-approved products and controlled handling of clinical waste. What does a team deployment cost, and when do you need one?
When one cleaner cannot finish a site inside a single session, we deploy a team and price the whole deployment rather than the individual. Two cleaners for four hours is $450*. Three cleaners for four hours is $550*. Three cleaners for eight hours is $950*.
Commercial cleaning is not sold by the hour in Singapore, and we do not publish an hourly rate. For comparison purposes only, you can divide those deployments into cleaner-hours yourself: $450 divided by 8 cleaner-hours is about $56*, $550 divided by 12 is about $46*, and $950 divided by 24 is about $40*. Do the same with the ad-hoc card and $150 for a session of three to four hours works out at about $50 per cleaner-hour over three hours, or about $38 over four*.
Taken together, our commercial work lands at roughly $38 to $56 per cleaner-hour*, and that band is the only honest way to benchmark one commercial quote against another. It is a figure derived from the prices above, not a rate we sell at.
The pattern inside the three deployment prices is worth knowing. Going from 8 cleaner-hours to 24 cleaner-hours triples the labour, but the price moves only from $450 to $950*, which is just over double. Bigger and longer bookings buy a materially lower effective rate per cleaner-hour.
Use team deployments for office moves, pre-handover cleans, event resets, seasonal deep cleans and anything with a hard deadline. The point of a deployment is that the whole crew is on site in one continuous window, so an office that must be finished before Monday morning is finished before Monday morning, at a price fixed for the deployment rather than assembled session by session.
What do one-off commercial projects cost?
A one-time office deep clean invoices between $500 and $1,150*. The spread reflects three things: the size of the space, its condition on the day, and whether furniture and equipment need to be moved and reinstated. Offices that have never had a deep clean sit at the top of that range, and offices already on a maintained contract sit at the bottom.
Commercial post-renovation cleaning runs $650 to $2,000*. Renovation dust is a different job from routine cleaning. It settles into ceiling grilles, cable trays, blind slats and carpet pile, and it usually needs multiple passes before a space is handover-ready. Carpet is the one commercial service where area genuinely is the right pricing unit, because the machine covers ground at a predictable rate and the work is the floor rather than the room around it. What is included in the price, and what is quoted separately?
Included in every recurring office contract: the cleaning labour itself, supervision of that crew, standard cleaning equipment brought to site, standard cleaning chemicals, insurance cover, and replacement crew if your regular cleaner is on medical or annual leave. You should never lose a session because one person is unavailable.
Quoted separately: washroom and pantry consumables if you want us to supply them, carpet extraction, high-level and external glass, pantry degreasing beyond a routine wipe-down, post-renovation work, disinfection sessions, and any additional after-hours session that falls outside your agreed schedule.
The reason for the split is honesty about variability. Consumable usage depends entirely on your headcount and carpet condition depends on your traffic, so folding either into a flat monthly figure means somebody is guessing, and guesses get corrected later in ways nobody enjoys.
Ask any contractor for the same two lists in writing before you sign. A quote that names its exclusions is a quote you can plan against; a quote that names only a monthly number leaves the exclusions to be discovered in month four. How do you size your own office against this rate card?

Decision one: count your wet areas and your desks. Toilets, pantries and showers are where a session’s labour concentrates, and desk count is a fair proxy for the bin, surface and floor work generated between visits. Two toilets and a pantry with a dozen desks is entry-band territory; several toilets, a shower and thirty-plus desks is not.

How do you compare two commercial cleaning quotes fairly?
Step one: normalise both quotes to cost per session, not cost per month. Divide the monthly fee by sessions per month, which is about 4.3 for weekly service and about 8.6 for twice-weekly. A $400 monthly quote for weekly attendance is $400 divided by 4.3 = about $93 per session*, while a $690 monthly quote for twice-weekly attendance is $690 divided by 8.6 = about $80 per session*. The bigger monthly number can be the better rate.
Step two: get crew size and session length from both quotes. One cleaner for four hours and two cleaners for two hours are the same 4 cleaner-hours but very different in coverage and finish. Without both numbers you are comparing two unknowns.
Step three: convert to cost per cleaner-hour. Our commercial work lands at roughly $38-$56 per cleaner-hour* once the deployments and ad-hoc sessions are divided out. If another quote sits far outside that band in either direction, the difference will be in crew hours, supervision or insurance cover, and it is fair to ask which one.
