Key takeaways
- For a small office, regular cleaning on a recurring schedule usually begins at around $350/month*. Bigger premises start from $690/month*. Both figures are before GST.
- Most of the cost is labour, so the hours on site and the written task list matter more than the headline monthly figure.
- Very low quotes usually mean fewer hours, a narrower scope, no supervision, consumables left out, or an operator without an NEA licence or insurance.
- Want to keep costs down without cutting corners? Book visits only as often as your home is really used. Arrange deep cleans as separate jobs, and skip weekend slots.
Short answer: For a small office in Singapore, a recurring cleaning contract realistically starts at around $350/month*. Larger premises start from $690/month*. A one-off cleaner for a 3–4 hour weekday visit costs about $150*. A quote far below these figures should make you ask questions. Usually it means fewer hours on site, nobody supervising the work, consumables left out, or an operator without an NEA licence or insurance. Judge each quote on its hours, written scope and licence, not on the headline number.

How much does office cleaning cost in Singapore?
What you pay for office cleaning in Singapore comes down to three things: how often the cleaner comes, how many hours they put in each visit and what the job covers. For a sense of the range, Sureclean’s office cleaning service runs recurring contracts from $350/month* for small offices. Larger offices start from $690/month*.
- Ad-hoc cleaner (3–4 hours): Weekdays cost $150*. Saturdays are $200*, and Sundays are $250*.
- One-time office deep clean: $500–$1,150*, depending on size and condition.
- Commercial post-renovation cleaning: $650–$2,000*.
- Disinfection: from $265*, typically $370–$475* per session.
Every price here is before GST. Office quotes are per month or per visit. We don’t price by the hour or by floor area, because two offices of the same size can take very different amounts of work. Picture a design studio with a busy pantry, carpet tiles and its own toilet. Now picture a quiet accounting office with hard floors and only a few desks. The floor plans might match exactly, yet the jobs are not the same. Has someone quoted you far below these figures? The next sections explain where that gap usually comes from.
What drives office cleaning prices up or down?
Labour makes up most of what you pay for office cleaning. Anything that adds or cuts the hours needed moves the price with it. These are the main factors:
- Frequency: pick from daily, three times a week or weekly visits. The more often we come, the more you pay each month, but each visit has less to get through.
- Headcount and layout: Every extra person adds to the bins, the pantry and the toilet queue. Layout matters too. An open-plan floor takes less time to clean than an office split into many small rooms.
- Floor types: carpet tiles need vacuuming and periodic shampooing; vinyl and tiles need mopping and occasional scrubbing.
- Toilets and pantry: A private toilet inside your unit takes noticeably longer to clean. Shared toilets in the building are normally the landlord’s responsibility, not yours.
- Timing: Evenings and weekends cost more to staff. That is why our ad-hoc rate goes from $150* on a weekday to $250* on a Sunday.
- Consumables: ask if toilet paper, hand soap, bin liners and pantry supplies come with the package or show up as a separate charge.
Hygiene-sensitive areas take more work in clinics, gyms, F&B outlets and retail shops than in a standard office. Expect to pay more each month for these premises than for a desk-based office of a similar size.
Where do cheap office cleaning quotes cut corners?
A cheap quote can still be a fair one. Still, the money has to be saved somewhere. Cleaners’ pay in Singapore is set under the Progressive Wage Model, so no contractor can pay its crew far less for the same hours of work. If a quote sits well below what others charge, the reason is usually one of these:
- Fewer hours on site: the contract says ‘daily’, but the cleaner comes for a short stint, just long enough to empty the bins.
- Narrow scope: the quote leaves out toilets, the pantry, glass partitions or desk wiping, and these are billed later as extras.
- No supervision: no one inspects the finished job. And when your usual cleaner goes on leave, nobody steps in to cover.
- Consumables excluded: toilet rolls, soap and bin liners come out of your own pocket.
- No licence or insurance: every cleaning business in Singapore must hold an NEA licence. Public liability cover counts too, in case a laptop, a glass panel or a floor finish gets damaged on the job.
- Freelancers without work passes: some freelancers have no legal right to work in Singapore. If you hire one, the liability falls on you as the employer, and you can be penalised under the Employment of Foreign Manpower Act.
Get two things from every provider in writing: how many hours each visit covers, and exactly which tasks are included. Do that, and most of the difference in quotes stops being a mystery.
What makes office cleaning in Singapore different?
In Singapore, a proper office clean has to account for the heat and humidity. Damp works its way into carpet tiles, fabric chairs and the backs of cabinets. Mould can then show up on ceiling boards, in pantry corners and in storerooms left shut over a long weekend. If a cleaner only wipes what can be seen, these spots get missed until people notice the smell.
The type of premises matters too:
- Commercial towers: In most office towers, the lobbies and shared toilets fall under building management. Your contract covers only your own unit. Loading bay use and after-hours entry are often restricted, so check that your cleaner is registered with security before the first visit.
- Shophouses and HDB shop units: expect a longer job here. Most come with a toilet, a back kitchen and stairs of their own.
- SOHO units and home offices in condos or landed homes: here, office cleaning and home cleaning start to overlap. If you work from home, a commercial contract may be more than you need. A regular home cleaning session could be the better fit.
Planning a weekend deep clean at your condo? Check with your management corporation first, as it may limit the hours contractors can work and when the lifts can be used.
How do you compare office cleaning quotes? A step-by-step checklist
Follow these steps to compare quotes like for like, not just on the headline price:
- Step 1 – Write your own scope. Start with a list: rooms, toilets, the pantry and each floor type. Add your headcount, then say how often you need the cleaners in.
- Step 2 – Ask for hours per visit. A monthly price means little on its own. Without the hours, you have nothing to compare it against.
- Step 3 – Ask for the task list. Get it in writing. The list should separate daily, weekly and monthly jobs, and it should name high dusting and glass as well.
- Step 4 – Check the NEA licence number, then ask to see proof of public liability insurance.
- Step 5 – Ask who covers leave. Your regular cleaner will fall sick or go on holiday at some point. Ask what the company does when that happens.
- Step 6 – Clarify consumables and equipment. Settle who brings the chemicals, vacuum cleaners and toilet supplies before work starts.
- Step 7 – Ask how complaints are handled. How quickly do they reply when something goes wrong? And if a corner gets missed, will they send someone back to clean it again?
- Step 8 – Read recent reviews. One good visit proves little. Check whether customers mention steady, reliable work over several months.
Still a big gap between two quotes after all that? The lower one usually covers less work.
How can you lower office cleaning costs without losing quality?
You can pay less without settling for sloppy work, and none of these ways involve cutting corners:
- Match frequency to use. Daily cleaning is not always necessary for a small office. Many teams manage well with two or three visits a week, as long as staff keep the pantry tidy in between.
- Separate routine and deep work. Your monthly contract should cover the daily basics and nothing more. Deep tasks don’t need doing every week. Book a one-time office deep clean ($500–$1,150*) once or twice a year instead.
- Book specialist jobs only when needed. Some jobs only come up now and then. Each fabric office chair is cleaned at $120*. We quote carpet cleaning based on the floor area, and disinfection starts from $265*.
- Clear desks before the cleaner arrives. Paper stacks and tangled cables slow a cleaner down. Clear them away first, and the same hours will stretch over more of your office.
- Book a weekday if you can. Weekends are pricier. A Sunday visit from an ad-hoc cleaner costs $250*, while the same help on a weekday is $150*.

When should you call a professional office cleaner?
Bring in an office cleaner once cleaning starts eating into time your staff should spend on paid work. The same goes for premises that clients visit. In clinics, gyms and F&B outlets, hygiene is part of your reputation, so the case is stronger still. A professional cleaner also helps after a fit-out, an office move or an illness in the team, when the work calls for equipment and products that most offices simply do not have.

When you do not need a professional
A small unit with a team of two or three can usually stay clean on a weekly rota. Staff empty the bins and wipe down the pantry, and on Fridays someone vacuums and mops. A home office in an HDB flat or condo works the same way, since your household cleaning already covers it. A single spill doesn’t need a contractor either, and neither does a quick tidy before a meeting. Call in help once tasks start slipping, when toilets need cleaning, or when clients drop by regularly.

Frequently asked questions
What is a realistic price for cheap office cleaning in Singapore?
At Sureclean, a small office on a recurring contract realistically starts at around $350/month*, before GST. Larger offices start from $690/month*. A quote far below these figures usually means something has been cut: fewer hours on site, a shorter task list, or consumables left out. Before you take the lower figure, put both quotes side by side and compare the hours per visit and the written scope.
How much does a one-off office cleaner cost?
Need a cleaner just once? An ad-hoc Sureclean visit lasts 3–4 hours. It costs $150* on a weekday, $200* on Saturday and $250* on Sunday. Book one to tidy up before an event, to cover the gap when your regular arrangement falls through, or to give a small office the occasional help it needs. Heavier work needs more time. A one-time office deep clean costs $500–$1,150*.
Why don’t you quote office cleaning per hour or per square foot?
Floor area tells you only part of the story. Two offices with the same square footage can need very different amounts of work, depending on the number of toilets, how much the pantry is used, whether there is carpet and how many people come in each day. We look at your premises first. Then we agree a task list with you and quote per month or per visit, with recurring contracts from $350/month*. You see exactly what each dollar pays for.
Is deep cleaning included in a monthly office contract?
Usually not. Your monthly contract handles the routine work: emptying bins, wiping desks, cleaning floors, and keeping the pantry and toilets in order. Deeper jobs like high dusting, grout scrubbing and carpet shampooing are better booked on their own. A one-time office deep clean costs $500–$1,150*, and most offices need one once or twice a year. Booking it this way keeps your monthly fee lower.
Do you clean clinics, shops and F&B outlets as well as offices?
Yes, we do. Our own trained crews handle clinics, retail shops, F&B outlets, gyms and offices all over Singapore, and Sureclean is NEA-licensed. Places like these have more hygiene-sensitive areas that need extra care. For that reason, the monthly cost usually comes in above our $350/month* starting price. You can also add disinfection, from $265* per session.
