Two things stand out. The jump from 3-room to 4-room is small because the extra bedroom adds little time; the jump to a maisonette or jumbo is larger because of the second floor or the extra bathrooms. Condos are quoted individually because a one-bedroom and a four-bedroom unit are different jobs, as are landed homes.
What moves the price up or down
- Floor area and bathrooms. Bathrooms and kitchens take the most time per square foot. A 5-room flat with three bathrooms costs more than a 5-room with two.
- How empty the home is. Cleaning around furniture and boxes slows the crew. An empty unit is the lowest-priced version of every row above.
- Condition. A flat that has been lived in for ten years with grease on the hob and cabinet fronts and limescale in the bathrooms needs degreasing and descaling time. A one-year-old rental needs far less.
- Add-ons in the same visit. Curtain cleaning (from $35 per panel), mattress cleaning (from $80), sofa cleaning (from $205) and deep floor cleaning are often bundled into a move-out and are the main reason some jobs sit at the top of the range.
- Access and timing. Same-day or next-day requests, and units with difficult parking or lift access, can add a small surcharge, which is stated on the quote.
What is included in a move-in or move-out clean

These three are quoted differently because the dirt is different. A move-out clean removes the previous occupant’s wear: grease, soap scum, dust on top of cabinets. A move-in clean prepares an already-empty unit so you can unpack onto clean surfaces, and is usually the quicker of the two. Post-renovation cleaning (from $350*) deals with cement dust, grout haze, paint spots and silicone residue left by contractors, and needs different equipment and more passes. If your new home was just renovated, book post-renovation cleaning rather than a move-in clean; if it was simply vacated, a move-in clean is right. Move-out cleaning and your tenancy deposit
Most Singapore tenancy agreements require the tenant to return the unit professionally cleaned, and many landlords ask for the cleaning receipt at handover. When you do not need a full move-out clean
