Key takeaways

  • Before you hire any cleaning company in Singapore, ask for its licence number. Every firm that cleans for paying clients needs an NEA cleaning business licence.
  • Most disputes start with a vague scope. Ask for it in writing, room by room, with every task marked as daily, weekly or monthly.
  • Our recurring office cleaning starts from $350/month*. Bigger offices start from $690/month*. Need one cleaner for a single weekday visit? That costs $150* per visit.
  • Don’t judge quotes by the monthly price at the top. Line each one up against the same task list and the same number of visits, then compare.

Short answer: Check for an NEA cleaning business licence first. A commercial cleaning company in Singapore that is worth hiring also carries public liability insurance and sends trained crews of its own. The scope, frequency, hours and supervision should all be set out in writing. At Sureclean, a recurring office contract starts from $350/month*. Larger offices start from $690/month*, and an ad-hoc cleaner is $150* per weekday visit. When the quotes come in, compare them on the same task list and the same visit frequency, not on the headline monthly figure.

What does a commercial cleaning company in Singapore actually do?

A commercial cleaning company works to a fixed schedule set out in a written agreement. Its cleaners are its own staff, who are employed, trained and supervised in-house. In Singapore, the usual sites are offices, clinics, retail units, F&B outlets, gyms, schools, preschools and childcare centres, as well as churches and other places of worship. Cleaning has to be planned around each site’s opening hours and the rules of the building it sits in. Clinics and food outlets set a higher bar for hygiene.

Any company doing cleaning work for others here needs a cleaning business licence from the National Environment Agency (NEA). Licensed firms must also pay their cleaners under the Progressive Wage Model, which is one reason a very low quote deserves a second look. Sureclean is NEA-licensed (NEA240120/6509C/C3/N01), has been cleaning since 2013 and sends its own trained crews, not agency or marketplace workers. Our office and commercial cleaning service page explains how this works.

Warehouses, factories and industrial sites are outside our scope, and so are kitchen hood degreasing and exterior windows. Any decent cleaning company should tell you upfront what it won’t take on.

What should a commercial cleaning scope of work include?

The scope of work is the checklist your cleaner works through at every visit. Ask for one that goes room by room, with tasks grouped into daily, weekly and monthly:

  • Work areas: we wipe down desks and shared surfaces, empty the bins, then vacuum or mop the floors. Door handles and glass partitions get cleaned too.
  • Pantry: sink, counters, microwave and fridge exterior, and the floor.
  • Toilets: we clean the bowls, basins, mirrors and floors, and top up consumables if you provide them.
  • Reception and meeting rooms: tables, chairs, floors and visible glass.
  • Periodic tasks: cleaning internal windows and skirting, disinfecting high-touch points, and cleaning carpets or fabric chairs.

Humidity changes the picture in Singapore. Where a unit has poor airflow, carpets, fabric chairs and toilets turn musty far sooner than they would in a drier climate. So don’t leave deep cleaning as an “as needed” item. Put it into the scope at set intervals instead. Carpet shampooing is usually priced on its own, and our carpet cleaning page sets out how we quote for it.

How often should an office be cleaned, and when?

Headcount sets the pace. So do foot traffic and the way the space gets used each day. Here is a rough guide:

  • Small offices with light use: two or three visits a week usually cover it.
  • Busier offices with shared pantries: we come in daily. Bins, toilets and sinks fill up fast when many people share them.
  • Clinics, preschools and F&B outlets: a clean every day, plus extra rounds on the high-touch points.
  • Places of worship: usually around weekend services and weekday events.

Frequency is only half the question. Timing counts just as much. Most offices prefer cleaners to come in before staff arrive or once they have gone home. In a commercial or mixed-use building, ask the management office about access hours, how to book the service lift and whether contractors must register. Once the time window is settled, put it in the contract.

Booking on a weekday is the simplest way to pay less. For a 3–4 hour ad-hoc visit, a Sureclean cleaner costs $150* on a weekday, $200* on Saturday and $250* on Sunday. Weekend rates are higher. If your one-off job can wait for a weekday, you keep the difference.

What should a commercial cleaning contract cover?

You want a contract that holds the provider to a clear standard and still lets you walk away if the service falls short. Make sure it covers the following:

  • Scope and frequency: the full task list, attached as a schedule.
  • Hours and headcount: the number of cleaners we send, the days they come and the time window they work in.
  • Length and notice: how long the contract runs, what happens at renewal, and the notice period each party must give.
  • Price and extras: what you pay each month, which jobs count as extra work, and how we price that extra work.
  • Cover: how your bookings are handled if your usual cleaner falls sick or goes on leave.
  • Complaints: who you speak to by name, and how fast any missed task gets fixed.
  • Licence and insurance: ask to see their NEA licence number and proof that they carry public liability cover.

Signing a longer contract may bring the monthly rate down. Wait until you trust the crew before you commit, though. Sureclean holds S$1,000,000 public liability insurance. If we miss a task, we come back and clean it again. When you compare providers, ask each one to put their own version of this in writing.

Who supplies the equipment, and who checks the work?

Equipment is one question. Consumables are another, and quotes don’t always treat the two the same way.

Equipment and cleaning agents such as vacuums, mops, cloths, detergents and disinfectants are usually supplied by the cleaning company, not by you. Sureclean’s crews come with their own. Before the job starts, ask which products they plan to use on stone, timber and glass.

Consumables need a clear agreement too: toilet paper, hand soap, paper towels and bin liners. Some offices stock these themselves and simply have the cleaner top them up. Others prefer the provider to bring them in at a stated cost. Both arrangements are fine. What matters is that the contract spells out which one applies.

Supervision is where many arrangements quietly break down. When one cleaner works alone after hours, somebody still has to check the work. So ask:

  • Who inspects the site, and how often?
  • Is there a checklist or report you can see?
  • Who is your named contact when something is missed?

Every job is done by Sureclean’s own crews. The same company that quotes your job also trains the cleaners, schedules them and supervises their work.

How much does commercial cleaning cost in Singapore?

Recurring commercial cleaning is normally billed monthly, and one-off jobs are charged per visit or per job. We don’t quote by the hour or by the square foot. Two offices of the same size can need very different amounts of work, so floor area alone tells us little. Here are our starting prices, before GST:

  • Recurring office cleaning: from $350/month*; larger offices from $690/month*.
  • Ad-hoc cleaner (3–4 hours): $150* weekday, $200* Saturday, $250* Sunday.
  • One-time office deep clean: $500*–$1,150*.
  • Commercial post-renovation cleaning: $650*–$2,000*.
  • Disinfection: from $265*, typically $370*–$475* per session.

Visit frequency moves the price, and so does the number of toilets and pantries. Floor types and glass partitions count too, as do weekend timing and any specialist items. Before comparing two quotes, make sure both cover the same task list and the same number of visits. Three visits a week at a lower fee is not better value than five visits at a higher one. For more rates, see our cleaning prices in Singapore page.

What should you ask before signing? A 10-point checklist

Use these ten checks to compare two or three providers fairly:

  • 1. Licence: ask for the NEA cleaning business licence number.
  • 2. Insurance: Ask the company to show proof of public liability cover. You’ll want it if fittings or equipment get damaged during the job.
  • 3. Staff: ask whether the cleaners are the company’s own staff or subcontracted, and who trains them.
  • 4. Site visit: think twice if a company gives you a quote without coming down to look at your place, or without asking you proper questions about it first.
  • 5. Written scope: ask for the daily, weekly and monthly tasks in writing, set out room by room.
  • 6. Hours and access: settle the time window first. Then sort out building registration and decide who keeps the access cards.
  • 7. Supplies: settle early who brings the equipment, cleaning agents and consumables. Agree, too, who pays for each one.
  • 8. Cover: find out who comes in when your usual cleaner goes on leave.
  • 9. Notice terms: before you sign, find out how you can end the contract if the cleaning standard drops.
  • 10. Reviews: don’t stop at the star rating. Go through the recent reviews and look for what customers say about reliability and communication.

When should you bring in a professional cleaning company?

For a very small office, getting one of your own staff to tidy up can do the job. Bringing in a professional cleaning company is the better choice when:

  • you want cleaning every day, or close to it, with no break in cover while someone is away;
  • you manage a clinic, preschool, gym or F&B outlet, and your customers can see for themselves how clean the place is;
  • you’ve just finished a renovation, or you’re shifting to new premises, and the dust and debris need to be cleared out properly;
  • your cleaning has to happen after office hours, and you want one company to answer for who holds your keys and who gets access.

Every office cleaning service job from Sureclean is done by our own trained crews, working under our NEA licence. We hold S$1,000,000 in public liability insurance. On Google, we’re rated 4.9 stars across 1,500+ reviews. Just moved into a freshly renovated unit? You’ll want post-renovation cleaning instead. Door handles, lift buttons, pantry counters and other high-touch areas are covered by our disinfection services. New customers get 10% off their first booking.

Not every office needs a cleaning contract. Picture a few desks shared by two or three people. In that case, a rota for clearing the bins and wiping down the pantry often does the job, with a one-time deep clean once or twice a year to catch what daily upkeep misses. Working from an HDB flat or condo is a different matter: that space calls for home cleaning, not a commercial arrangement. Recurring cleaning makes sense once your floor area, headcount or customer traffic grows to the point where someone has to own the cleaning every single week.

Frequently asked questions

How much does office cleaning cost per month in Singapore?

Recurring office cleaning at Sureclean starts from $350/month* for a smaller office. Larger offices start from $690/month*. Both figures are before GST. Your actual quote depends on how often we visit, how many toilets and pantries you have, your floor types and when the work needs to be done. We don’t charge commercial jobs by the hour or by the square foot. We look at your space first, agree the scope with you, and then quote on that scope.

Do commercial cleaning companies in Singapore need a licence?

Yes. Any company offering cleaning services in Singapore must hold a cleaning business licence from the National Environment Agency. Cleaners must also be paid under the Progressive Wage Model. Sureclean’s licence number is NEA240120/6509C/C3/N01. Recurring office contracts start from $350/month*, and an ad-hoc cleaner is $150* per weekday visit, before GST.

Can I book a one-off office clean without a contract?

Yes. On a weekday, an ad-hoc cleaner costs $150* for a 3–4 hour visit. Saturday is $200* and Sunday $250*, all before GST. Bigger jobs need a one-time office deep clean, priced at $500*–$1,150* depending on how large the office is and what state it’s in. Many companies start with a one-off clean to see how a provider works before committing to a regular schedule.

What types of commercial premises does Sureclean clean?

Our commercial work covers offices, clinics, retail units and F&B outlets. We also clean gyms, schools, preschools, childcare centres, churches and other places of worship. Warehouses, factories and industrial sites are outside what we do. For recurring contracts, prices start from $350/month*. A commercial post-renovation clean costs $650*–$2,000*, and where it falls in that range depends on two things: how big the space is and how much dust the works have left behind.

Does the cleaning company bring its own supplies?

Our crews arrive with their own equipment and cleaning agents. Consumables are a separate matter: toilet paper, hand soap and bin liners all need to be agreed beforehand. Some offices prefer to stock these themselves. Others would rather we bring them along. Either way, check that your contract spells out which arrangement applies. For pricing, an ad-hoc visit on a weekday is $150*, while recurring contracts start from $350/month*, both before GST.
