Why cement and paint dust is the renovation problem nobody talks about

Singapore renovations generate three categories of mess: bulk debris (handled by the contractor), surface grime (handled by general cleaning), and ultra-fine particulate dust — cement dust and paint dust. The third category is what drives 80 percent of “post-renovation complaints” from homeowners and is often ignored in basic post-reno packages.

The reason: cement and paint dust requires specialised equipment and chemicals that aren’t economical for general cleaners to carry. A single industrial HEPA vacuum costs SGD 800-2,200; replacement HEPA bags are SGD 25-45 each (you go through 2-3 per HDB job). General cleaners can’t recoup that on a SGD 25/hr session, so they use domestic vacuums and call it done. The dust then gradually re-aerosolizes into your air for weeks.

The health stakes

Cement dust contains crystalline silica. The World Health Organization classifies crystalline silica as a Group 1 carcinogen — same category as asbestos and tobacco smoke. Singapore’s Ministry of Manpower mandates respiratory protection for construction workers exposed to it. Yet homeowners regularly move into freshly renovated units with visible dust still on surfaces and HVAC.

Stage 1: Site assessment and PPE setup

Order matters because dust dislodged from above falls onto surfaces below — vacuuming downward captures it once.

Stage 3: Solvent treatment for paint splatter and cement residue

Different surfaces, different chemicals:

  • Glass and tiles: ammonia-based glass cleaner + plastic scraper at 30-degree angle
  • Stainless steel: citrus solvent + microfiber (no abrasives — they scratch)

Most clients book the full post-renovation package (the SGD 100-150 add for surface cleaning, sanitisation, windows, and cabinets is well worth it). Dust-only is for situations where the contractor or another cleaner already did the surface work but the dust is still everywhere.

How to verify the job was done right

  1. White tissue test: Run a clean white tissue across (a) top of any door frame, (b) edge of any light fixture, (c) inside any aircon vent. Tissue should be white, not grey.
  2. Aircon plume test: Run aircon on cool for 10 minutes. Observe vents. No visible dust plume, no smell.
  3. Floor vacuum test: Run a HEPA vacuum over a 1m x 1m floor square for 30 seconds. Open the bag — should be visibly empty.

Why won’t my regular vacuum work on cement dust?
Domestic vacuums (Dyson, Shark, Xiaomi) have filters down to ~10 micron. Cement dust is 0.5 to 5 microns — most of it passes through and re-enters your air. After 30 minutes of vacuuming you’ve actually concentrated the dust, not removed it. Industrial HEPA vacuums filter to 0.3 microns at 99.97% efficiency — that’s the standard required to actually capture silica particles.
Can I just wipe paint splatter with a wet cloth?
Only if it’s still wet (under 1 hour old). Once paint cures (typically 4-12 hours for emulsion, 24-48 hours for oil-based), wet wiping does nothing. You need solvent + mechanical scraping, applied in a way that doesn’t damage the surface underneath. Wrong solvent strength on parquet ruins the finish; too aggressive on glass leaves micro-scratches. This is why DIY paint removal often costs more in repairs than a professional clean.
How long does cement dust take to fully settle?
Visible particles settle in 24-72 hours. Sub-micron particles can stay airborne for 1-3 weeks if the unit isn’t ventilated and cleaned. This is why renovations done in October are still ‘releasing’ dust into your air-con vents in late November. A HEPA clean removes the settled dust; a HEPA air-pass during cleaning captures the airborne fraction.
Do you clean inside aircon units?
We clean external fascia, vents, and the immediate intake area. Internal coil and fan cleaning is a separate aircon servicing job (we partner with NEA-licensed aircon technicians, separate booking ~SGD 70-150 per unit). After heavy renovation, get the aircon serviced AFTER our clean — not before, otherwise the new aircon work re-circulates remaining dust.
How do I verify the dust is actually gone?
Three tests: (1) Wipe a clean white tissue across the top of door frames, light fixtures, and aircon vents — should come back white, not grey. (2) Run aircon on cool for 10 minutes after the clean — no visible dust plume from vents. (3) Run a vacuum (HEPA) over the floor — bag should be empty after 5 minutes. Will paint dust stain my marble or parquet permanently?
If left for 7+ days — possibly yes. Cement dust in particular is alkaline and can etch marble surfaces over time; paint particles bond into parquet pores. Best practice: book a HEPA clean within 48 hours of renovation completion.
