You actually need it after an infectious illness like HFMD, COVID or stomach flu, or before a newborn or immunocompromised person comes home. For most other situations, a proper deep clean is enough.

Where do people quietly get overcharged? Two places. First, “per room” pricing that balloons once every wardrobe and toilet is counted as a “room”. Second, surprise certificate fees added at the end. A disinfection certificate should be part of a proper job, not an $80 extra. Always get the all-in number before you book. Cleaning vs sanitising vs disinfecting: what’s the difference?

These three words get used interchangeably in Singapore, and that mix-up is exactly what makes people over- or under-spend. They are not the same thing.

The key point: you have to clean before you disinfect. Disinfectant sprayed onto a dusty, greasy surface is mostly wasted, because the grime shields the germs underneath. This is why a freelancer who fogs a dirty flat in 15 minutes isn’t really disinfecting. He’s perfuming. Our crews wipe the high-touch points first, then disinfect.

When do you actually need professional disinfection?

Across our jobs in Singapore, the calls that truly warrant professional disinfection fall into a handful of clear triggers:

  • HFMD (hand, foot and mouth disease). The big one. It rips through preschools and childcare centres, and the virus survives on toys, door handles and mattresses for days. A home with a young child who caught it is our most common residential disinfection job.
  • A confirmed COVID, flu or stomach-flu (norovirus/rotavirus) case in the home or office. Norovirus is notoriously hardy and hard to kill with ordinary wiping.
  • A newborn coming home, especially after a renovation.
  • An elderly, immunocompromised or post-surgery family member moving in or back from hospital.
  • A workplace with a positive case that needs staff back safely, often with a certificate to prove it.

The two people underestimate most? HFMD (they wipe the obvious toys but miss the mattress, sofa and aircon vents) and stomach flu (they assume Dettol handles it, and it often doesn’t). If you’re moving into a resale flat and don’t know the previous occupants’ health history, pairing disinfection with a proper move-in / move-out clean is a sensible one-time reset.

Can I just DIY it with Dettol, bleach or a UV lamp?

Sometimes, yes, and we’ll tell you so. If one person had a mild cold and you wiped down the door handles, taps, light switches and remotes with a proper disinfectant wipe, that’s reasonable. Save your money.

But DIY fails in specific, predictable ways we see all the time:

  • Dettol used neat, or wiped off too fast. Most disinfectants need a contact (“dwell”) time, often several minutes wet on the surface, to actually kill the virus. Spray and immediately wipe does almost nothing. This is the single most common DIY mistake in Singapore.
  • Bleach mixed with other cleaners. Bleach plus an acidic toilet cleaner or ammonia releases toxic chloramine gas, which is dangerous in a small, unventilated HDB bathroom.
  • Shopee UV lamps. UV-C only works on surfaces in direct line of sight, at the right distance, for the right duration. It does nothing to the underside of a table or the inside of a fabric sofa, and cheap units are often underpowered. It is not a substitute for surface disinfection.

The other thing DIY can’t do is reach. A hand-wipe covers what you can see and touch. It won’t get behind furniture, into fabric, or evenly across a whole 5-room flat, which is where fogging earns its keep.

This is the first question we get from parents in small flats, and it’s a fair one. Two methods do the heavy work:

  • ULV (ultra-low volume) fogging breaks disinfectant into a fine mist that settles evenly across large areas and reaches gaps a cloth can’t: under beds, across fabric, into corners.
  • Electrostatic spraying charges the droplets so they wrap around and cling to surfaces, including the undersides and backs of objects. It gives the most even coverage.

We pair fogging or electrostatic spraying with hand-wiping of every high-touch point: handles, switches, taps, remotes, phones. That’s where transmission actually happens. A cheap operator skips the hand-wiping entirely, and you’d never spot the difference on the day, only in the result.

Disinfection certificates for offices, landlords and MOM/ECDA

For any commercial or office space, the certificate is often the whole point. Landlords, insurers, MOM, and ECDA-licensed childcare operators frequently want documented proof that a professional disinfection was done, including the date, area treated, method and disinfectant used. How to prepare, and the red flags to watch for

Before the team arrives, a little prep helps and a little over-prep hurts:

  • Do: clear clutter off surfaces, put away loose food, unplug and switch off sensitive electronics if fogging is planned, and tell us about pets, fish tanks and anyone with asthma.
  • Don’t: scrub everything with bleach the night before (you’ll just add chemical residue), and don’t lock food and toothbrushes inside sealed cabinets you then want disinfected. Tell us what needs treating.
