How to clean HDB windows

Clean HDB windows from inside only. Vacuum the tracks and sills first so dry grit is removed before any water touches the glass. Wipe frames and grilles next, glass last, top to bottom, using a damp microfibre then a dry buffing cloth. Never lean out or sit on a ledge.

The order matters more than the product. A common cause of streaking is cleaning the glass first and then dragging dust and grit down onto it from the frame and track above. The working sequence our crews use:

  1. Clear the sill. Move plants, drying racks and anything on the ledge.
  2. Dry-vacuum the track. Crevice nozzle along the full run, both channels, plus the corners where the panel parks.
  3. Brush the residue. A stiff dry brush lifts the compacted grey paste a vacuum alone will not shift.
  4. Wipe frames, stays and grille bars. Damp microfibre, one bar at a time, folding to a clean face as you go.
  5. Glass last. Damp cloth, then immediately buff dry with a second cloth in one direction. Air-drying in Singapore humidity causes spotting.
  6. Final pass on the track. Damp-wipe the clean channel and dry it so it does not re-cake.

Do not use a bamboo pole, a broom handle or a magnetic wiper to reach outer glass on an upper floor. Magnetic cleaners are made for single-glazed panes of a specific thickness, and on an HDB sliding window the panel thickness and the grille line can make the grip unreliable.

How to clean window grilles

Grilles are cleaned bar by bar with the grille closed and locked, never opened for access. Powder-coated and galvanised bars respond to mild detergent on a microfibre cloth: wrap the bar in the cloth, draw it along the length, then pick out joints and welds with a dry brush.

As an indicative planning estimate, allow 4 to 6 minutes per grille bay. A 4-room HDB flat typically has 5 to 7 bays, so grille work alone is often 25 to 40 minutes. Invisible grilles are different — cables are wiped along their run and clamps dusted, but nothing is loosened, tensioned or re-strung. A slack cable or shifted clamp is a job for the grille installer, not a cleaner.

Why the tracks matter more than the panes

The pane is what you look at. The track is what you breathe. A window track in a Singapore flat collects construction dust, road grit, haze-season particulate, pollen and textile fibres from laundry dried at the window — and because tracks trap water after a monsoon shower, it turns into a damp paste that supports mould.

That paste sits directly in the airflow path every time you open the window. It also makes a sliding panel stiff, which makes the panel harder to close fully — a real safety issue in a high-rise home. Clean glass over a filthy track is a cosmetic job, which is why we treat tracks as core scope and do not charge separately for them.

Two markers: if the panel judders or needs two hands to slide, the track is overdue. If a fine grey line reappears on the sill within a week of wiping, that is track residue redistributing, not new dirt from outside.

How long does window cleaning take, by home size?

Indicative per-item timings for interior work only. Actual time depends on panel count, access, and how long the windows have been left:

Exterior and high-rise windows: what we will not do

Cleaning the outside of a window above ground level in Singapore is dangerous, regulated work, and it is not what we do. We clean interior panes, grilles and tracks within safe reach. We do not offer exterior facade cleaning, rope access, gondola work, or anything requiring a harness or working over a ledge, at any height or for any price.

If you need a high-rise facade cleaned on the outside, engage a specialist contractor licensed and insured for work at height and equipped for facade access. That is a different trade with different equipment, training and insurance, which is why we do not take that work on.

On domestic helpers: MOM restricts when a migrant domestic worker may clean the exterior surface of a window. MOM sets the rules and the penalties here, and they are serious. We are not the authority on this, so check the current requirements directly with MOM before anyone in your household cleans an exterior pane.

If the issue is a loose hinge, a corroded rivet, a panel that has dropped in its frame, or glass that needs replacing, that is window works, not cleaning. Window works in Singapore must be carried out by a BCA-approved window contractor. Confirm the current requirements directly with HDB or BCA — we clean windows and are not the authority on window works.

Our crews will flag anything they notice during a session — a stiff panel, a rusting stay, a cracked pane — but we will not touch it. Window grilles themselves are a separate question again. We clean them; we do not install, remove or modify them, and whether grilles are required in your block is something to confirm with HDB rather than with a cleaner.
