Key takeaways
- Electrostatic disinfection gives disinfectant droplets an electric charge so they spread evenly and cling to surfaces, including the sides and undersides of objects.
- It suits busy shared spaces such as offices, childcare centres, clinics, gyms and condo common facilities. Most HDB flats and condo units do not need it.
- It does not clean. Surfaces must be cleaned first, and the disinfectant must stay wet for the full contact time on its label.
- Sureclean’s disinfection for homes and offices starts from $265*, and most sessions cost $370–$475* before GST.
Short answer: Electrostatic disinfection sprays a fine mist of positively charged disinfectant. The charge pulls the mist onto surfaces, including awkward shapes that a cloth or trigger spray misses. In Singapore it is most useful for offices, childcare centres, clinics and other busy shared spaces that need to reopen quickly. It does not replace cleaning, and the protection lasts only until the surface is touched again. Professional disinfection at Sureclean starts from $265*.

What is electrostatic disinfection?
Electrostatic disinfection is a way of applying liquid disinfectant as a fine mist of electrically charged droplets. The charge makes the droplets spread out and stick to surfaces, including the sides and undersides of objects that a trigger spray or cloth often misses. Many people in Singapore first saw it during the pandemic, when offices, schools and condo management teams needed large areas treated quickly.
The sprayer and the chemical do different jobs. The sprayer only delivers the liquid. The germs are killed by the disinfectant itself, and only if it is diluted correctly and stays wet on the surface for the contact time printed on its label. A charged mist of a weak or wrongly diluted product does very little.
Sureclean’s disinfection service covers homes and offices and starts from $265* per session. This guide covers how electrostatic spraying works, where it helps, where it does not, and what you can expect to pay.
How does an electrostatic sprayer actually work?
An electrostatic sprayer pushes disinfectant through a nozzle that gives each droplet a positive charge. Droplets with the same charge push away from each other, so they spread into an even cloud instead of clumping together. Most surfaces are neutral or slightly negative, so the droplets are pulled towards them and settle as a thin layer.
In practice this gives you:
- Better coverage on awkward shapes such as chair legs, keyboards, railings, cot bars and toy shelves.
- Less liquid than soaking a room with a pump sprayer, so there are fewer drips and puddles.
- Faster treatment of large rooms, which matters to offices and centres that must reopen the same day.
People often call this a ‘wrap-around’ effect, but it has limits. Droplets still travel outward from the nozzle, so the operator has to work through the room in order and keep the distance the equipment maker recommends. If the room is not prepared first, deep recesses, the inside of drawers and the back of cluttered shelves can still be missed.
Where is electrostatic disinfection worth it in Singapore?
The method pays off where there are many shared, often-touched surfaces and little time to wipe each one by hand. In Singapore that usually means:
- Offices with hot-desking, shared meeting rooms and pantries, especially after a staff illness or before a team returns.
- Childcare and enrichment centres, where young children share toys, mats, tables and nap areas, and where outbreaks of hand, foot and mouth disease keep coming back.
- Clinics, gyms and studios, whose equipment, benches and waiting areas are used by many people each day.
- Condominium common facilities such as function rooms, gyms and lift lobbies, which managing agents may treat on a schedule.
- Retail and F&B back-of-house areas between deep cleans.
All of these have a lot of surface area, a lot of hands touching it, and a need to reopen quickly. A charged mist can cover such a room much faster than wiping every object, as long as the surfaces are already clean and the product suits them. For regular upkeep of these premises, see our commercial cleaning services.
Does an HDB flat or condo need electrostatic disinfection?
For most households, no. A typical HDB flat, BTO or condo unit has only a handful of high-touch points: door handles, switches, taps, remote controls, fridge handles and toilet fittings. Wiping these with a suitable household disinfectant after cleaning works well and costs nothing extra.
A professional whole-home disinfection can make sense:
- after someone in the household has had an infectious illness and you want every room treated at once;
- before a newborn, an elderly relative or someone with weak immunity moves in;
- when you take over a rental or resale unit and do not know how the previous occupants kept it;
- in larger landed homes, where there are too many rooms to wipe by hand quickly.
Even in these cases, clean first. If you are moving in, a move-in cleaning removes the dust and grime so the disinfectant applied afterwards can reach the surface. Disinfecting a dusty floor mostly disinfects the dust.
What are the limits of electrostatic spraying?
Electrostatic spraying has real limits, and a good provider will explain them:
- It does not clean. Disinfectant cannot get through grease, dust or sticky residue, so visible dirt must be removed first.
- Contact time still applies. The surface has to stay wet for the time on the product label. A very fine mist can dry before then, especially under a fan or in a cool, dry office.
- Humidity works both ways. Singapore’s humid air slows drying in naturally ventilated rooms. That helps meet the contact time, but surfaces may stay damp longer before they can be used.
- It does not suit every surface. Open electronics, some fabrics, unsealed wood and food-contact surfaces may need a different product, a wipe instead of a spray, or a rinse afterwards.
- The effect is temporary. A surface is contaminated again as soon as people touch it. Disinfection resets a surface. It does not coat it with lasting protection.
Be wary of claims that one treatment protects a room for weeks. Ask which product will be used, what its contact time is, and when the area can be used again.
How should you prepare the premises? A step-by-step checklist
Whether you book a professional or treat the premises yourself, preparation decides how well the disinfectant works. Follow these steps:
- 1. Clean first. Vacuum, mop and wipe until no visible dirt remains.
- 2. Clear clutter. Put away papers, loose toys and personal items so the surfaces are exposed.
- 3. Protect anything that should not get wet. Switch off and cover open electronics, and move food, cutlery and baby bottles out of the area.
- 4. Empty the room. Keep people and pets out during spraying and for as long as the provider advises afterwards.
- 5. Switch off fans during spraying so the mist settles on surfaces instead of drifting.
- 6. Wait the full contact time, then open the windows to air the room.
- 7. Wipe or rinse food-contact surfaces and any children’s items that go into mouths, if the product label says to.
- 8. Keep a record of the date, the areas treated and the product used. Offices and centres that report to management or parents will find this useful.
How much does disinfection cost in Singapore?
The price depends on the size of the premises, the number of rooms, how much preparation is needed and whether cleaning is done in the same visit. As a guide, Sureclean’s published starting prices (before GST) are:
- Disinfection, home or office: from $265*. Most sessions cost between $370* and $475*.
- Spring or deep cleaning before disinfection: from $600*. Most jobs cost $700–$800*.
- Move-in or move-out cleaning: from $370*.
- One-time office deep clean: $500–$1,150*.
When comparing quotes, check what each one includes: whether surfaces are cleaned first, which disinfectant is used, which rooms are covered and how long the visit takes. A cheaper ‘spraying only’ quote can be poor value in dusty premises, because disinfectant does not work properly on dirty surfaces. For a clean and disinfect together, see professional spring cleaning.

When should you call a professional disinfection team?
You can handle routine disinfection yourself. Call a professional team when the job is bigger or riskier than everyday wiping:
- after a confirmed infectious illness among staff, children or household members;
- when a childcare centre, clinic or office must reopen quickly and every room has to be covered in one visit;
- when you need a written record of what was treated and when;
- when the premises also need a proper clean first, which is most of the time.

When you do not need a professional
If nobody in your home is unwell and you are not preparing for a vulnerable family member, you probably do not need professional or electrostatic disinfection. Regular cleaning plus wiping door handles, switches, taps and toilet fittings with a household disinfectant, used as its label directs, is enough for most HDB flats and condo units. Spend the money on a thorough clean instead, because disinfectant only works properly on clean surfaces.

Frequently asked questions
Is electrostatic disinfection better than ordinary spraying?
It covers surfaces more evenly and uses less liquid, especially on awkward shapes such as chair legs and railings. It does not make the disinfectant any stronger. The result still depends on the product, how it is diluted and how long it stays wet. Sureclean’s disinfection for homes and offices starts from $265*, and most sessions cost $370–$475*.
How long does disinfection last?
Only until people touch the surfaces again. Disinfection kills germs that are present at the time of treatment, but it does not leave lasting protection. That is why busy offices and centres schedule it regularly or after an illness, rather than relying on one treatment. A professional session at Sureclean starts from $265*.
Is electrostatic disinfection safe around children and pets?
Yes, if it is done properly. Keep children and pets out of the room during spraying and for as long as the provider advises, then air the room. Wipe or rinse toys and items that go into mouths if the product label says to. Sureclean’s disinfection, from $265*, includes advice on when rooms can be used again.
Do I need to clean before disinfecting?
Yes. Disinfectant cannot get through dust, grease or sticky residue, so surfaces should be cleaned first. For a neglected or newly vacated unit, book a clean before disinfection: move-in cleaning starts from $370* and spring cleaning from $600*. Disinfection itself starts from $265*.
How much does office disinfection cost in Singapore?
At Sureclean, office disinfection starts from $265*, and most sessions cost $370–$475* before GST, depending on floor area and the number of rooms. If the office also needs a full clean first, a one-time office deep clean costs $500–$1,150*. Recurring office cleaning contracts start from $350/month*.
