Service Models – The Real Difference

Helpling – Marketplace

Helpling connects independent cleaners with homeowners through a booking platform. Cleaners are typically self-employed or work for small agencies aggregating onto Helpling. Pros: lowest hourly rates, flexible booking. Cons: cleaner consistency varies job to job, individual licensing varies, harder to escalate complaints.

Luce – App-Based Direct Employer

Luce employs cleaners directly with company-level licensing. App-based scheduling, in-app payment, mid-tier pricing. Pros: cleaner training is standardised, app UX is strong. Cons: response time is 24-72 hours, post-renovation pricing is higher.

Sureclean – Full-Service NEA-Licensed

Sureclean is NEA-licensed at company level, ISO-certified, with 50,000+ homes served and a 4.9-star rating across 1,520+ Google reviews. Pros: same-team consistency on recurring jobs, specialised post-reno + move-out protocols, same-day response under 4 hours for HDB jobs, signed 89-task checklist + photo log on every move-out. Cons: premium hourly rate compared to marketplace.

Best For Each Job Type

  • Weekly part-time cleaner (budget): Helpling. Marketplace gives you the lowest hourly rate, and consistency is less critical for routine cleaning.
  • Move-out deposit defence: Sureclean. The signed 89-task checklist + photo log is what protects your deposit at inspection. See end-of-tenancy cleaning.
  • Post-renovation deep clean: Sureclean. Cement dust and paint residue need specialised protocols and HEPA equipment – not standard cleaner kit. Browse post-renovation cleaning.
  • App-first booking: Luce. The app UX is the slickest in the local market.
  • Disinfection / fogging: Sureclean – NEA-listed disinfection contractor. Helpling does not offer this category.
  • Mattress + sofa one-off: Tied. All three deliver competent steam + UV. Bundle savings favour Sureclean.

Aircon Cleaning vs Aircon Servicing Singapore 2026

Reading Time: 4 minutes

Aircon Cleaning vs Servicing Singapore 2026

Singaporeans spend $400-$2,000 SGD per year on aircon cleaning and servicing combined – and most don’t know the difference between the two. Calling a “general servicing” company when you only need a surface clean wastes $80 SGD per unit. Calling a cleaner when your aircon is leaking water wastes a service trip. This 2026 guide separates aircon cleaning from aircon servicing – what each one does, the 2026 price ranges, the right frequency for HDB, condo, and landed homes, and how to decide which you actually need today. For our home cleaning packages that include aircon casing wipe-down, see our homepage.

Gas top-up (R32)$60 – $120 add-onRefrigerant recharge if pressure low
Capacitor / contactor replace$80 – $180 add-onFailed parts replacement

Bundle savings: 3-unit homes typically get 10% off, 5-unit homes 15%. Most condos in Singapore have 3-5 fan coils + 1 condenser – budget $300-$700 SGD for a full general servicing round.

Aircon Cleaning Price (Surface Only)

  • Per fan coil unit (filter + casing): $40 – $60 SGD
  • Bundled into post-renovation cleaning: free filter wash, $20 add for full external clean
  • Bundled into move-out cleaning: $30 per unit add-on
  • Standalone clean for 4-unit home: $140 – $200 SGD

For deep filter and casing cleaning during move-out, see end-of-tenancy cleaning. For post-renovation dust removal, see post-renovation cleaning.

How to Tell Which One You Need

  • Cleaning is enough if: aircon cools fine, no water drips, last full servicing under 6 months ago, you can hear airflow normally
  • Servicing is needed if: reduced cooling, water dripping from indoor unit, ice forming on coil, foul smell from vent, last servicing over 8 months ago, hissing or bubbling noise
  • Chemical overhaul is needed if: visible mould inside the casing, persistent musty smell after general servicing, unit older than 5 years and never overhauled

Why Singapore’s Climate Demands More

Singapore’s average humidity is 84% (NEA, nea.gov.sg) which makes aircon cooling coils a 24/7 condensation surface. That moisture combined with airborne dust from HDB corridors and construction creates ideal conditions for mould and bacterial slime inside fan coil units. International servicing schedules (every 12 months) are too infrequent for our climate – 3-4 monthly servicing is the local norm for daily-use systems.

How Sureclean Coordinates Cleaning + Servicing

For move-in, move-out, and post-renovation jobs where aircon servicing is also needed, we coordinate with NEA-licensed aircon partners and send both teams on the same day. You get one quote, one job day, one invoice. We handle the home clean while the aircon team does general servicing or chemical wash in parallel – typically saving 4 hours of scheduling and a separate booking call.

Frequently Asked Questions

What is the difference between aircon cleaning and servicing?

Aircon cleaning is a surface job – filters, fan blade, drainage tray wipe-down. Aircon servicing is the full mechanical check including gas pressure, compressor, capacitor, and chemical wash of the cooling coil. Cleaning is $40-$60 per unit. Servicing is $80-$160 per unit.

How much does aircon servicing cost in Singapore in 2026?

General servicing: $80-$120 per unit. Chemical wash: $90-$160 per unit. Chemical overhaul: $200-$320 per unit. Bundle 3+ units for 10-15% off.

How often should aircon be cleaned vs serviced?

Surface clean: every 1-2 months DIY, or quarterly professional. Full servicing: every 3-4 months for daily-use units, every 6 months for occasional-use rooms.

Will aircon cleaning fix water leaking?

Sometimes. Water drips usually mean the drainage pan is blocked by mould or dust – a deep clean unblocks it. If the leak persists after cleaning, the issue is gas under-charge or a cracked pan, which needs servicing not cleaning.

Can I DIY aircon cleaning?

Yes for filters – pull, wash, dry, refit (10 minutes). DIY beyond filters risks electrical injury and voiding warranty. The fan blade, drainage tray, and cooling coil need a trained technician with the right brushes and chemicals.

Does Sureclean do aircon servicing?

Sureclean’s core service is home cleaning, not aircon mechanical work. We do filter cleaning + casing wipe-down as part of our move-out and post-renovation packages, and we coordinate with NEA-licensed aircon partners when full servicing is needed – one job, one invoice.

Why Sureclean

NEA-licensed, 4.9-star rating across 5,000+ Singapore homes. We coordinate aircon servicing through trusted licensed partners on the same job day so you don’t juggle two bookings. Get a quote on WhatsApp: https://wa.me/6569839523.

This 2026 pricing guide gives you the per-size table for single, super single, queen, king, and super king, plus the cost differences between steam, UV-C, chemical, and combination cleans. We also show the bundle savings when you add sofa or carpet on the same job. All rates are SGD, NEA-licensed, and current as of 2026. For the full service, see our mattress cleaning service page.

Sureclean’s published 2026 rates for steam + UV + dry vacuum: single $95, super single $115, queen $130, king $160, super king $185. We don’t charge a transport fee anywhere on mainland Singapore.

What’s Included in the Price

  • HEPA dry vacuum (top + sides + base)
  • Spot enzyme pre-treatment for sweat / urine / blood / vomit stains
  • 110-130C steam pass (both sides if accessible)
  • UV-C surface sterilisation (60-90 seconds per panel)
  • Hot-air drying boost
  • Final fragrance-free deodoriser mist
  • Photo log of before/after stains

Bundle Savings – Mattress + Sofa or Carpet

  • Mattress + carpet (under 30 sqft): 12% off combined
  • Two queens + 3-seater sofa: 15% off combined ($60-$80 SGD savings)
  • Whole-home (all mattresses + all sofas + all rugs): 20% off

Pair with our sofa cleaning service for the best bundle rate. If pets are in the picture, see pet-friendly home cleaning.

What Drives Price Up or Down

  • Up: heavy yellow stains (>5 years old), pet urine on memory foam, multiple mould patches, top-floor walk-up access, weekend / PH slot
  • Down: mattress under 2 years old, no visible stains, multiple mattresses same job, weekday morning slot, bundled with sofa or carpet

Is It Worth It vs Buying a New Mattress?

A new queen mattress in Singapore costs $600-$3,500 SGD. A professional clean at $130 extends mattress life by 18-36 months on average. The cost-benefit is clear if your mattress is under 7 years old, structurally sound, and free of broken springs. Beyond 8-10 years, replacement is usually the better economics. The Straits Times has reported that Singaporeans spend on average S$1,200 per mattress purchase – cleaning at one-tenth of that price every 6 months is the rational play.

Frequently Asked Questions

How much does mattress cleaning cost in Singapore?

Single mattress: $80-$120 SGD. Queen: $110-$160 SGD. King / Super King: $140-$200 SGD. Bundled with sofa or carpet, expect 10-15% off. Sureclean’s standard rate is $95 (single), $130 (queen), $160 (king).

Steam or UV – which is better?

Steam handles deep stains and bacteria via 110-130C heat. UV-C kills surface microbes and dust mites in 60-90 seconds but cannot remove sweat or yellow stains. Best practice in Singapore’s humidity: steam first, UV finish. Sureclean uses both as standard.

How long does mattress cleaning take?

60-90 minutes per mattress for steam + UV + dry vacuum. Mattress is dry to touch in 2-4 hours and fully usable overnight. Don’t sleep on it for 6 hours minimum to allow internal layers to dry.

How often should I clean a mattress in Singapore?

Every 4-6 months in Singapore’s high-humidity climate, or every 3 months if you have allergies, sweat heavily, or share the bed with pets.

Can it remove yellow sweat stains?

80-95% of yellow sweat stains lift with enzyme + steam treatment if stains are under 12 months old. Older protein stains may only fade. We assess on arrival and tell you the realistic outcome before starting.

Does it kill dust mites?

Yes – 130C steam denatures dust mite proteins and kills 99% of live mites + eggs on contact. UV-C finishes the surface layer.

End-of-Tenancy Cleaning Singapore – Deposit-Proof 2026

Reading Time: 5 minutes

End-of-Tenancy Cleaning Singapore: Deposit-Proof 2026

Getting your full rental deposit back in Singapore comes down to one document – the move-out condition report. Landlords and agents in HDB, condo, and landed rentals routinely deduct $200 to $1,500 SGD for “cleaning shortfalls” that a $320 professional clean would have prevented. This guide gives you the deposit-deduction-proof 89-task checklist Sureclean uses on every move-out cleaning job, the price ranges by unit size, and the photo-evidence playbook that has won tenant disputes at the Small Claims Tribunal.

What Is End-of-Tenancy Cleaning in Singapore?

End-of-tenancy cleaning (also called move-out cleaning or exit cleaning) is a deep-clean performed before a tenant hands keys back to the landlord or property agent. Unlike a routine weekly clean, it targets every surface a final inspection covers – inside ovens, behind fridges, aircon filter compartments, grout lines, window tracks, and skirting boards. The Council for Estate Agencies (CEA) does not mandate a specific standard, but most Singapore tenancy agreements include a “return in same condition as handover, fair wear and tear excepted” clause. That clause is what gets enforced through deposit deductions.

Sureclean is NEA-licensed, ISO-certified, and rated 4.9 stars across 5,000+ Singapore homes. We have completed over 1,800 end-of-tenancy jobs in 2024-2025 alone, with a 96% deposit-recovery rate when tenants used our signed checklist as inspection evidence.

5 Mistakes That Get Your Deposit Deducted

  1. Skipping the oven and hood interior. The single most common deduction line at $80-$220 SGD. Landlords always check.
  2. Leaving aircon filters dirty. A 5-minute filter wash per unit prevents a $75-$120 deduction per aircon.
  3. Mould at bathroom ceiling corners. Singapore humidity makes this a 24-hour problem. Bleach + ventilation, or a professional anti-mould treatment.
  4. Window tracks full of dust. Use a small brush + vacuum. Agents inspect tracks specifically.
  5. No before/after photo evidence. Without photos timestamped pre-clean and post-clean, your defence in any dispute is verbal only.

How to Use the Checklist as Inspection Evidence

The Singapore Small Claims Tribunal (judiciary.gov.sg) accepts photo logs and signed cleaning checklists as evidence under the Small Claims Tribunals Act for sums up to $20,000 SGD. Sureclean issues every end-of-tenancy customer:

  • Signed 89-task checklist (PDF + hardcopy)
  • Timestamped photo log (typically 60-120 photos)
  • NEA licence number on every invoice
  • Job-day supervisor sign-off + tenant signature

Forward the bundle to your property agent within 4 hours of clean completion – before the joint inspection. Most disputes evaporate at this point because the agent has no checklist gap to point to.

Frequently Asked Questions

How much does end-of-tenancy cleaning cost in Singapore?

Expect $280-$520 SGD for a 3-bedroom HDB and $420-$780 SGD for a condo, depending on furnishing condition and whether oven, fridge, or aircon deep-clean is bundled. Sureclean’s 89-task deposit-proof package starts at $320* SGD for a 3-room flat.

Will end-of-tenancy cleaning guarantee my deposit back?

No cleaner can guarantee a landlord’s behaviour, but a documented 89-task clean with before/after photography removes “cleanliness” as a deduction reason under MOM and CEA tenancy norms. Sureclean issues a signed checklist + photo log you can forward to your agent or landlord.

How long before move-out should I book?

Book 7-10 days ahead during peak months (Dec-Feb, Jun-Jul) and 3-5 days ahead off-peak. Sureclean offers 48-hour slots for $40 SGD surcharge; same-day is possible for HDB units under 1,200 sqft if the unit is empty.

Should I clean before the cleaner arrives?

Empty all wardrobes, kitchen cabinets, and storage spaces. Remove personal belongings and trash. The cleaning team handles dust, grease, mineral deposits, mould, and floor stains – they cannot work around boxes, clothes, or furniture you are taking with you.

Does the landlord need to be present?

Not for the clean itself, but a joint final inspection within 24 hours of cleaning is standard. Bring your signed checklist + photo evidence. If your landlord disputes condition, request that they specify which task on the 89-point list was incomplete.

What if my landlord still deducts for cleaning?

Lodge a Small Claims Tribunal (SCT) claim within 12 months for amounts under $20,000 SGD. SCT accepts photo logs, invoice copies, and signed checklists as evidence. In our experience, 94% of disputes are resolved when tenants present a signed Sureclean job sheet.

Short answer: the right end-of-tenancy cleaning service depends on whether you want an agency (employed, supervised, insured crews) or a marketplace (fast booking, you manage the individual). This guide compares 7 providers on what each publishes — licences, insurance, reviews and prices — with our own entry first and clearly marked as ours.

Key takeaways

  • An agency sends employed, supervised, insured crews; a marketplace matches you to an individual. They fail differently – pick for accountability, not just price.
  • Quoted per job; landlord checklists covered – cabinets in, appliances wiped, bathrooms descaled.
  • Only some providers publish an NEA licence number, insurance cover or prices. You can only verify what is written down – ask for the rest.
  • Our own entry is listed first and openly marked as ours; competitors follow alphabetically, unranked.

How to choose a end-of-tenancy cleaning service in Singapore

  1. NEA cleaning-business licence — required to operate; ask for the number and check it.
  2. Public liability insurance — who pays if something is damaged, and how much cover.

  4. Written scope — task-by-task, before the visit. Disputes start where scope was never written.
  5. Review depth — 4.9★ from 1,522 reviews is stronger evidence than 5.0 from 40.

Frequently asked questions

How much does end of tenancy cleaning cost in Singapore?

Hourly cleaners in Singapore start from about $17-$26 per hour (Home Cleaning SG advertises from $17/hr; Helpling lists $21/hr weekly and $24-$26/hr one-off), while fixed handover packages are quoted by flat size and condition. Most companies confirm the final price after seeing photos of the unit, so get a written quote before key return.

Will professional end of tenancy cleaning get my deposit back?

A professional handover clean removes the most common deposit deductions – greasy kitchens, mouldy bathroom grout and stained floors – but the final decision sits with your landlord and the condition clauses in your tenancy agreement. Choose a licensed company with public liability insurance (Sureclean carries S$1,000,000 cover) and request photo documentation after the clean.

How early should I book end of tenancy cleaning in Singapore?

Book 5-7 days before your handover date, and earlier for end-of-month peaks when most Singapore leases expire. Clean after your furniture and boxes are out so the crew gets full access to floors, wardrobes and kitchen interiors, and keep buffer time for a touch-up before the landlord or agent inspection.

What is included in an end of tenancy clean?

A full handover clean covers kitchen degreasing (hob, hood, cabinet interiors), bathroom descaling and mould removal, interior windows and grilles, wardrobe and drawer interiors, ceiling fans, and floor scrubbing throughout. Aircon servicing, curtain cleaning and wall stain removal are usually chargeable add-ons – and many Singapore leases separately require aircon servicing receipts at handover.

Should I choose an hourly cleaner or a fixed handover package?

Hourly cleaners suit small, well-kept units, but time-capped sessions can end before the landlord checklist is finished. Fixed packages cost more upfront yet cover the whole inspection scope with a defined outcome. Sureclean, operating since 2013 and NEA-licensed (Class 3, NEA240120/6509C/C3/N01), has served 50,000+ Singapore homes with crews trained for 400 hours.

Short answer: the right office cleaning service depends on whether you want an agency (employed, supervised, insured crews) or a marketplace (fast booking, you manage the individual). This guide compares 8 providers on what each publishes — licences, insurance, reviews and prices — with our own entry first and clearly marked as ours.

Key takeaways

  • An agency sends employed, supervised, insured crews; a marketplace matches you to an individual. They fail differently – pick for accountability, not just price.
  • SME office packages from $400/month* for a weekly schedule; daily-attendance offices quoted after a walkthrough.
  • Only some providers publish an NEA licence number, insurance cover or prices. You can only verify what is written down – ask for the rest.
  • Our own entry is listed first and openly marked as ours; competitors follow alphabetically, unranked.

Frequently asked questions

How much does office cleaning cost in Singapore?

It depends on floor area, frequency and whether cleaning happens after hours. One-off office deep cleans are quoted per session, while daily or weekly janitorial support is priced as a monthly contract. At Sureclean, recurring cleaning starts from $22/hour and office disinfection from $265 – request a site walkthrough for an itemised quote before signing anything.

Do office cleaning companies in Singapore need an NEA licence?

Yes. Cleaning businesses in Singapore must hold a cleaning business licence from the National Environment Agency, which also requires trained, legally employed cleaners. Sureclean holds NEA Class 3 licence NEA240120/6509C/C3/N01. Always ask a contractor for their licence number – an unlicensed company puts your office’s compliance and your tenancy obligations at risk.

What is included in a standard office cleaning package?

A standard Singapore office package covers vacuuming and mopping of floors, wiping desks and common surfaces, pantry and toilet cleaning, bin clearing, and glass or partition spot-cleaning. Carpet shampooing, upholstery cleaning, high dusting and disinfection are usually add-ons. Confirm the task list and visit frequency in writing so both sides measure the same scope.

How often should an office in Singapore be cleaned?

Client-facing offices and teams above roughly 20 staff typically need daily or alternate-day cleaning; smaller offices manage with weekly or twice-weekly visits. Carpets should be deep-cleaned quarterly, and pantries and toilets serviced every visit. Sureclean has serviced Singapore homes and businesses since 2013 and can right-size frequency after one site visit.

Are office cleaners insured and legally employed?

They should be – ask for proof before signing. Reputable firms carry public liability insurance and employ cleaners on valid MOM work passes rather than ad-hoc labour. Sureclean carries S$1,000,000 public liability coverage and its crews are employed on MOM permits with 400 hours of training, protecting your company if property damage occurs on-site.

✅ NEA Licensed

Trained In-House Teams

Part-time maid services in Singapore cost between $25-$35 per hour depending on the scope of work and frequency. Sureclean Pte Ltd provides professional part-time cleaning services across Singapore for HDB flats, condominiums, and landed properties with NEA-licensed trained cleaners available 7 days a week. Unlike traditional full-time maids, part-time services offer flexibility without long-term commitments or work permit requirements.

Singapore households increasingly prefer part-time cleaning services over full-time maids due to rising costs ($800-$1,200/month for full-time vs $120-$280/month for weekly part-time), space constraints in modern HDB flats, and flexible scheduling that adapts to busy lifestyles. This guide compares the top 10 part-time maid services operating in Singapore based on pricing, service quality, customer reviews, and coverage areas.

What Is a Part-Time Maid Service in Singapore?

A part-time maid service provides professional cleaning assistance on an hourly or per-session basis without requiring live-in arrangements or long-term contracts. Cleaners are employed by licensed agencies (NEA or MOM registered), arrive with their own supplies and equipment, and work for 3-8 hours per visit depending on your package.

Unlike hiring a foreign domestic worker (FDW) which requires sponsorship, levy payments ($300-$450/month), and minimum 2-year contracts, part-time services offer pay-per-use flexibility with no hidden costs. You can schedule cleanings weekly, bi-weekly, monthly, or on-demand for one-time deep cleaning projects.

Part-Time Maid vs Full-Time Maid in Singapore (2026)

Factor Part-Time Maid Full-Time FDW
Monthly Cost $120-$280 $800-$1,200 (salary + levy + insurance)
Contract Pay-per-use, cancel anytime 2-year minimum commitment
Housing Required No (cleaner doesn’t live-in) Yes (own room or shared space)
Setup Cost $0 (agency provides equipment) $1,500-$3,000 (agency fees + insurance)
Flexibility High (book when needed) Low (fixed presence)
Best For Working couples, small families, no childcare needs Families with young children/elderly, need daily cooking/care

Singapore households increasingly choose part-time services when cleaning is the primary need and childcare/eldercare is handled separately (grandparents, daycare, or hired caregivers). Full-time maids remain essential for families requiring round-the-clock care or daily cooking for large households.

How to Choose the Best Part-Time Maid Service in Singapore

  1. Check licensing: Verify NEA (National Environment Agency) or MOM registration. Licensed companies are held to stricter quality and safety standards.
  2. Read recent reviews: Focus on Google reviews from the past 6 months, not just overall rating. Look for consistency in cleaner quality and responsiveness.
  3. Compare total cost, not just hourly rate: A $25/hour service with 4-hour minimum ($100) may cost more than a $28/hour service with 3-hour option ($84).
  4. Confirm coverage area: Some companies charge surcharges for outlying estates (Punggol, Sengkang, Jurong West). Verify upfront pricing for your postal code.
  5. Ask about cleaner consistency: Companies that assign the same cleaner each visit (vs rotating cleaners) perform better on average because the cleaner learns your home layout and preferences.
  6. Check cancellation policy: Flexible services allow free cancellation/rescheduling up to 24-48 hours before the session. Rigid policies lock you into advance commitments.
  7. Verify insurance coverage: Reputable agencies carry public liability and worker injury insurance. Ask for proof if not stated on their website.

Frequently Asked Questions

Do I need to provide cleaning supplies for part-time maid services in Singapore?

No, reputable part-time maid services like Sureclean provide all cleaning supplies, equipment, and tools as part of the service. Cleaners arrive with vacuum cleaners, mops, detergents, and eco-friendly cleaning agents. You only need to provide water and electricity access. If you prefer specific branded products (e.g., organic or hypoallergenic cleaners), inform the agency in advance—some will accommodate at no extra charge.

What is the difference between part-time maid and part-time helper in Singapore?

The terms are used interchangeably in Singapore. Both refer to hourly cleaning services provided by agency-employed cleaners who don’t live in your home. Legally, “part-time helper” may also include freelance individuals (not agency-backed), which carry higher risk due to lack of insurance and quality control. Always hire through licensed agencies for legal protection.

How far in advance do I need to book part-time maid services in Singapore?

For regular weekly or bi-weekly contracts, most agencies can start within 3-7 days. One-time or last-minute bookings require 24-48 hours’ notice during weekdays. Weekend slots (Saturday morning especially) fill up quickly—book at least 1 week ahead. Sureclean offers same-day service subject to availability for urgent requests (call +65 6983 9523).

Can part-time maids cook and do laundry in Singapore?

Standard part-time cleaning packages focus on housework (vacuuming, mopping, bathroom/kitchen cleaning). Cooking and laundry are typically add-on services at extra cost. If you need meal preparation, request it during booking—agencies will assign a cleaner with cooking experience and adjust the hourly scope. Laundry (washing, hanging, folding) can be included in 4+ hour sessions if requested in advance.

Are part-time maid services in Singapore insured?

Licensed agencies like Sureclean carry public liability insurance (covers accidental damage to your property) and worker injury insurance (covers cleaner accidents on-site). Always verify insurance coverage before hiring. Freelance or unlicensed cleaners typically have no insurance, leaving you liable for injuries or damages—never worth the risk despite slightly lower rates.

Do I need to be home during part-time maid service?

No, you don’t need to be present. Most clients in Singapore provide a spare key or use smart locks to grant access. Reputable agencies conduct background checks and valid MOM work permits on all cleaners. After the first 1-2 sessions (when you may want to be home to communicate preferences), regular clients typically leave the cleaner to work independently. Video doorbells and smart home cameras provide peace of mind.

What if I’m not satisfied with the part-time maid service?

Licensed agencies offer satisfaction guarantees. If you’re unhappy with the cleaning quality, contact the agency immediately—they will send a supervisor to inspect and re-clean areas at no extra charge. For recurring issues, request a different cleaner. Sureclean’s policy: if you’re not satisfied within the first session, we re-do it free or provide a full refund. Always document concerns with photos and timestamps.

How long does a part-time maid service session take for a 4-room HDB flat?

A standard 4-room HDB flat (1,000-1,200 sqft) typically takes 3-4 hours for regular weekly cleaning (vacuuming, mopping, bathroom/kitchen cleaning, dusting). First-time deep cleaning or monthly sessions may require 5-6 hours to address accumulated dirt, high surfaces, and neglected areas. Larger 5-room flats or executive condos (1,500+ sqft) need 5-6 hours for thorough cleaning.

Can I book part-time maid service for just one room or specific areas?

Yes, most agencies allow customized scopes. If you only need bathroom deep cleaning or kitchen degreasing, request a 2-hour session for that specific area. However, most agencies have a 3-hour minimum booking to make the cleaner’s travel time worthwhile. Partial cleaning (e.g., “only bedrooms, skip living room”) can be accommodated within regular sessions—just specify during booking.

Is it cheaper to hire part-time maid directly without an agency in Singapore?

Hiring freelance cleaners directly may save $3-$5/hour, but you lose insurance protection, quality guarantees, and legal recourse. If the cleaner is injured in your home (slip, fall, chemical burn), you could be liable for medical costs and compensation without agency insurance. Agency-backed services provide vetted, trained cleaners with background checks—worth the small premium for peace of mind and legal safety.

Office Cleaning Cost Singapore 2026 – Per-Sqft Pricing Guide

Reading Time: 5 minutes

Office Cleaning Costs Singapore 2026: Per-Sqft

Office cleaning in Singapore is priced one of three ways: per square foot per month, per cleaner per hour, or as a flat monthly retainer. The “right” model depends entirely on your office size, foot traffic and frequency. This 2026 guide breaks down per-sqft pricing across Tier 1 (CBD Grade A), Tier 2 (CBD Grade B / fringe CBD), and Tier 3 (suburban business parks and HDB office units), plus frequency-based ranges for daily, 3x-weekly, weekly, and once-off cleans. We have built every number from real Sureclean quotes issued in Q4 2025 and the broader Singapore market range. Bookmark before you compare quotes – the cheap ones almost always exclude something material.

Three Ways Office Cleaning Is Priced In Singapore

Before you compare quotes, you need to know what you are comparing. The three pricing models:

  1. Per square foot per month (most common for offices over 3,000 sqft): A flat monthly fee covering an agreed scope and frequency. Predictable, easy to budget.
  2. Per cleaner per hour (most common for under 3,000 sqft): $22-$32 per cleaner per hour, you decide the schedule. Flexible but can balloon if scope creeps.
  3. Flat monthly retainer (typical for serviced suites and small offices): A fixed price for an agreed visit count, usually 5-22 visits per month.

Sureclean’s full commercial cleaning service can be quoted under any of the three models, with recommendations based on your office headcount, hours, and tier.

Office Cleaning Cost Per Square Foot Singapore 2026

The per-sqft pricing below is for daily Monday-Friday cleaning, standard scope (vacuum, mop, dust, bins, pantry, washroom, glass partitions). Tier definitions below the table.

TierOffice Type$ per sqft / month
Tier 1CBD Grade A (Marina Bay, Raffles Place, Tanjong Pagar premium)$0.28 – $0.42
Tier 2CBD Grade B / fringe CBD (Bugis, Beach Road, Robinson Road older blocks)$0.22 – $0.32
Tier 3Suburban business parks (Changi, one-north, IBP, Jurong, Mapletree)$0.18 – $0.26
Tier 3HDB office units / shophouse offices$0.16 – $0.24

Worked example: A 5,000 sqft Grade A office in Marina One at $0.34 per sqft = $1,700 per month for daily cleaning. A 5,000 sqft Tier 3 office at one-north at $0.22 per sqft = $1,100 per month. The same office, different postcode, 35% price difference – mostly because of building access rules, after-hours pass requirements and Grade A cleaner expectations.

Office Cleaning Pricing By Frequency (Per Visit)

If you do not need daily cleaning, pricing is usually quoted per visit. These are 2026 ranges for a 1,500 sqft office.

FrequencyPer Visit (SGD)Monthly (SGD)
Daily Mon-Fri (22 visits)$45 – $65$990 – $1,430
3x weekly (13 visits)$50 – $72$650 – $940
2x weekly (9 visits)$55 – $80$495 – $720
Weekly (4-5 visits)$70 – $110$280 – $550
Fortnightly (2 visits)$95 – $140$190 – $280
Once-off deep clean$280 – $480One-off

Want a much smaller office, under 1,000 sqft? See our dedicated small office cleaning coverage on the commercial cleaning page.

What Is Included In A Standard Office Clean

If your quote does not list these, ask the vendor to spell out what is included before signing. The standard daily scope:

  • Vacuum all carpeted areas, mop hard floors with neutral pH cleaner
  • Empty all bins, replace bin liners, sanitise bin lids
  • Wipe all desks (top surface only – not under monitors / paperwork)
  • Dust horizontal surfaces, ledges, picture frames, partition tops
  • Clean glass partitions, glass doors, mirrors
  • Pantry: wipe countertops, sink, fridge exterior, microwave exterior, replenish supplies
  • Washroom: scrub bowls and urinals, mop floor, wipe sink and tap, replenish soap, hand-towel and toilet paper
  • Door handles, light switches, lift buttons (within unit) sanitised
  • Reception and meeting rooms straightened

NOT typically included (these are extras): carpet shampoo, glass external face, aircon chemical wash, periodic deep clean, post-event clean-up, floor polishing, food spill emergency response.

The Hidden Costs That Trip Up First-Time Office Cleaning Buyers

Three line items that are routinely missing from cheap quotes:

  1. Consumables. Soap, hand towel, toilet paper, bin liners, dishwashing liquid, sponges. Cheap quotes exclude consumables and bill them monthly at retail price. Sureclean includes consumables in our monthly fee at wholesale – usually saving $80-$200 per month.
  2. Periodic deep clean. Quarterly carpet shampoo and floor scrub. Often quoted as “from $0*” then surprise-billed at $400-$1,200 when the carpet looks tired.
  3. After-hours surcharge. Some buildings only allow cleaning before 8am or after 7pm. Cheap quotes priced on standard hours then add 15-25% when the building tells the cleaner to come overnight.

The fix: ask for an “all-in” quote with consumables, periodic deep clean, and your building’s required hours all baked in. That lets you compare apples-to-apples.

How Headcount Affects Office Cleaning Cost

Per-sqft pricing assumes “standard” headcount density – roughly 1 person per 100-150 sqft. If your office is denser, you need more frequent washroom and pantry cleans. A rough adjustment:

DensityMultiplierExample (3,000 sqft, $0.28/sqft)
Light (1 person per 200+ sqft)0.85x$714/mo
Standard (1 per 100-150 sqft)1.00x$840/mo
Dense (1 per 60-100 sqft)1.15x$966/mo
Very dense (call centre, co-working)1.30x$1,092/mo

Government, NEA & MOM Compliance Notes

Three things every Singapore office buyer should verify before signing:

  • NEA Cleaning Establishment Licence. Mandatory for any cleaning company operating in Singapore. No licence = no contract. Verify on the NEA website.
  • Progressive Wage Model (PWM) compliance. Cleaners working in Singapore must be paid according to MOM’s PWM scale. Sub-PWM quotes are illegal and put your tenancy at compliance risk.
  • Public liability insurance. Minimum S$1m. Sureclean carries this on every contract.

Frequently Asked Questions

What is the average cost of office cleaning in Singapore in 2026?

For a typical 3,000 sqft office in fringe CBD on daily Monday-Friday cleaning, expect $0.22-$0.32 per sqft per month – roughly $660-$960 per month all-in. Grade A CBD pushes that to $0.28-$0.42 per sqft.

Is per-sqft or per-hour pricing better?

Per-sqft is better for offices over 3,000 sqft because the scope is clearly bounded. Per-hour ($22-$32 per cleaner per hour) is better for smaller offices and offices with very variable workload, where you want flexibility to scale visits up or down.

Do I need NEA licensing on my cleaning vendor?

Yes – every cleaning company operating commercial premises in Singapore must hold an NEA Cleaning Establishment Licence. Always verify before signing.

How often should an office in Singapore be deep cleaned?

Quarterly carpet shampoo, semi-annual floor scrub and aircon chemical wash, annual full deep clean. Tropical humidity and high foot traffic accelerate carpet wear and pantry mould growth – skipping quarterly deep cleans shows quickly.

What is the minimum office size you take?

Sureclean takes offices from 500 sqft upwards. Below 500 sqft we usually recommend a weekly or fortnightly model rather than daily, to keep the cost-per-visit reasonable.

Can you handle after-hours office cleaning?

Yes – most CBD buildings require it. We have a dedicated after-hours roster covering 7pm-2am for Grade A buildings with strict daytime access rules.

Why Sureclean Is The Right Office Cleaner For Singapore

Sureclean is NEA-licensed, PWM-compliant, 4.9-star rated, and services more than 5,000 Singapore homes and a growing roster of commercial offices. We do not subcontract – every cleaner is a directly-employed Sureclean staff. Our four-depot model means we can dispatch crews into Marina Bay, one-north, Changi Business Park or Jurong Gateway without travel margin built into your fee. Every contract includes consumables at wholesale, quarterly deep cleans baked-in, and S$1m public liability insurance.

12 Best CNY Spring Cleaning Services Singapore 2026

Reading Time: 5 minutes

CNY Spring Cleaning Services Singapore 2026

Chinese New Year 2026 falls on Tuesday 17 February – the Year of the Horse. If you are reading this, you have either left CNY spring cleaning too late (again) or you are smart enough to be searching in November. This is our 2026 roundup of the 12 best CNY spring cleaning services in Singapore – the ones that actually pick up the phone in January, that have NEA licensing, and that can survive the brutal two-week pre-CNY rush. We have ranked them by availability, pricing, online reviews, and the specific services Singapore households need most before reunion dinner. Bookmark this page, screenshot the pricing table, and book before Pongal week if you want any chance of a pre-CNY slot.

Why CNY Spring Cleaning Is The Hardest Booking Of The Year

Every cleaning company in Singapore is double-booked from CNY-minus-21 days to CNY-minus-2 days. Demand triples, crews work 12-hour shifts, and “first-available” slots vanish by mid-January. The cleaners that survive this period without ruining their reputation share three traits: they are NEA-licensed (no fly-by-night CNY pop-ups), they employ their own staff (no unreliable subcontractor crews), and they cap their bookings honestly. The 12 below all qualify – in order of overall recommendation for CNY 2026.

If you only need a quote and not a roundup, jump to the Sureclean professional spring cleaning page or skip down to our CNY pricing table.

The Top 12 CNY Spring Cleaning Services In Singapore (2026)

1. Sureclean Pte Ltd

NEA-licensed, 4.9-star rated, 50,000+ homes cleaned. Sureclean operates four depots (Jurong, Bishan, Tampines, Bedok) and runs a dedicated CNY surge roster every January. Three things that separate Sureclean from the pack at CNY: same-day availability up until CNY-minus-7, on-site curtain steam (no dismantle), and combined packages with disinfection and aircon chemical wash for under one booking. 4-room HDB CNY spring clean: $380-$480.

2. Helpling

One of the largest marketplace platforms in Singapore. Strong UI and instant booking, but uses a freelance roster – quality varies by individual cleaner. Best for budget-conscious households who do not need post-renovation-grade depth. 4-room CNY: $300-$420.

3. Luce

Premium-positioned, app-first booking. Good for condo owners who want a tidier brand experience and are willing to pay a premium. CNY availability runs out by mid-January every year. 4-room CNY: $480-$640.

4. Casa by Cleantric

Strong local SEO presence and aggressive January promotions. Solid mid-tier option, especially for east-side estates (Tampines, Bedok, Pasir Ris). 4-room CNY: $360-$460.

5. Home Cleaning SG

Long-standing local operator with consistent reviews. Mid-tier pricing, no app, WhatsApp/phone booking. Reliable but books out fast. 4-room CNY: $340-$440.

6. Spring Cleaning Services SG

Specialises in spring/deep cleans (the name is the giveaway). Smaller crew capacity but higher per-clean attention. Books out by early January. 4-room CNY: $400-$520.

7. The Care

Quietly excellent on the residential housekeeping side. Limited CNY surge capacity but high consistency for those who get a slot. 4-room CNY: $380-$500.

8. Auntie Cleaner

Local independent network. Variable but with surprisingly strong reviews on the Tampines and Sengkang side. Cash-friendly, WhatsApp booking. 4-room CNY: $300-$420.

9. Whissh

Established mid-market brand with predictable quality and clear pricing. CNY surge handled with subcontracted overflow – quality dips slightly in peak week. 4-room CNY: $360-$480.

10. Art of Cleaning

Premium-positioned. Strong on landed homes and large condos. Books out for CNY by early January. 4-room CNY: $440-$580.

11. CleanLab

Boutique operator, smaller crew count, premium pricing. Best when their schedule allows it; not the best CNY option for last-minute bookings. 4-room CNY: $440-$580.

12. Nimbus Homes

Subscription-led, prefers regular weekly customers. CNY one-off slots are limited – usually only available to existing recurring clients. 4-room CNY (existing customers): $360-$460.

What A Proper CNY Spring Clean Includes

If your quote is suspiciously cheap, check what is actually being done. The minimum standard for “CNY spring cleaning” in Singapore should include:

  • Top-to-bottom dust eviction (ceiling fans, lights, ledges, picture frames)
  • Window glass both sides (low-rise condos and HDB – high-rise external glass needs gondola, separately quoted)
  • Window grilles, runners and tracks scrubbed
  • Aircon casing wiped, louvres cleaned (chemical wash is a separate add-on)
  • Kitchen degreasing – hood, hob, splashback, cabinets inside and out
  • Bathroom tile, grout, glass, chrome and toilet bowl deep clean
  • Floor mop with neutral pH cleaner
  • Sofa and mattress vacuum (steam is a separate add-on)
  • Final QC walkthrough with photo documentation

If your quoted cleaner is cutting any of these, ask why. For the full scope and Sureclean SOP, see our spring cleaning page.

Pre-CNY Add-Ons Worth Bundling

Three add-ons return more value at CNY than at any other time:

  1. Aircon chemical wash – $90 per FCU. Reunion dinner with 12 relatives in your living room is when you discover your aircon smells. Chemical wash before CNY removes the bacteria layer behind the louvres.
  2. On-site curtain steam – $25 per panel. Curtains hold a year of dust and cooking residue. We steam them on-rail (no dismantle) on the same day as your spring clean. See our curtain cleaning service page.
  3. Sofa and mattress steam – from $80* sofa, $60 mattress. Reunion guests on the sofa is an excellent reason. See our sofa cleaning and mattress cleaning services.

Frequently Asked Questions

When does CNY 2026 fall and when should I book my spring clean?

CNY 2026 is Tuesday 17 February (Year of the Horse). Book by mid-January at the absolute latest if you want a slot in the final two weeks before CNY. Book by late November for the freshest crew availability.

Why is CNY spring cleaning more expensive than off-season?

Most cleaners charge a 10-20% CNY surge to cover overtime crew, weekend dispatch and increased demand. Sureclean keeps CNY pricing at standard rates for bookings made before 31 December – the surge only applies inside the final two weeks.

Can I get same-day CNY spring cleaning the day before reunion dinner?

Possibly, but only as an emergency dispatch with surcharge ($80-$150). Most reputable cleaners are fully booked the week before CNY. Plan ahead instead of paying surge.

What is the difference between spring cleaning and post-renovation cleaning?

Spring cleaning targets accumulated household dirt (grease, dust, soap scum). Post-renovation cleaning targets construction residue (cement, paint, silica). Different chemicals, different equipment, different price band. See our post-renovation cleaning page if your unit was recently renovated.

Do you provide CNY spring cleaning for landed homes?

Yes – landed homes (semi-D, terrace, GCB) need 10-14 hours and a 5-6 person crew. We recommend booking landed cleans by mid-December for best CNY availability.

Are your CNY cleaners NEA-licensed?

Yes – every Sureclean cleaner is a directly-employed staff member working under our NEA cleaning establishment licence. We do not subcontract CNY surge work.

Why Sureclean Is The Smartest CNY Booking In Singapore

Sureclean is NEA-licensed, 4.9-star rated, and has handled CNY surges for more than five Singapore CNY cycles without quality dipping. Our four-depot model (Jurong, Bishan, Tampines, Bedok) means we can hold same-day capacity longer into January than any single-depot competitor. We do not subcontract, we do not surge-price before 31 December, and every job is backed by a 7-day re-clean warranty plus S$1m public liability insurance. Lock your CNY 2026 slot now while crews are still wide-open.

Same-Day Move-In Cleaning Singapore – 4-Hour Response

Reading Time: 4 minutes

Same-Day Move-In Cleaning Singapore

Need a clean today? Same-day move-in cleaning is the fastest service Sureclean offers – a 4-hour response window from your WhatsApp message to a fully equipped NEA-licensed crew at your door. This guide explains exactly when same-day is realistic, how our 4-hour response works, what it costs in 2026 SGD, which estates we cover for same-day, and the pre-clean checklist you can run in 5 minutes to make sure your unit is ready when our team arrives. Read this before you book – it will save you the disappointment of “no slots until tomorrow”.

What “Same-Day Move-In Cleaning” Actually Means

“Same-day” at Sureclean means: WhatsApp us before 12 noon on a working day, and we will have an NEA-licensed crew at your unit within 4 hours, equipped to complete a full move-in deep clean before bedtime. It is not “rushed” cleaning – it is the same 50-task SOP we use for every Sureclean move-in / move-out clean, just dispatched faster. We hold three “rapid response” crews on standby every weekday for exactly this purpose.

Same-day requests typically come from three groups: tenants who collected keys this morning and need to move in tonight, expats with a relocation timeline, and BTO buyers whose contractor finished a day earlier than expected. If that sounds like you, scroll to the WhatsApp number at the bottom of this page.

Our 4-Hour Response Process

Here is what happens between your WhatsApp message and our crew arriving:

  1. 0-15 minutes: You WhatsApp us with unit address, flat type, key collection status, and any known issues (e.g. cement dust, post-tenant grease).
  2. 15-30 minutes: We confirm crew availability, send you the SGD quote, and you reply “go”.
  3. 30-90 minutes: Crew is dispatched from the nearest depot (Jurong West, Bishan, Tampines or Bedok) with HEPA H13 vacuums, NEA-approved chemicals and the full move-in kit.
  4. 90-240 minutes: Crew arrives, walks through the unit with you (or your contact), and starts the 50-task move-in clean.
  5. 4-9 hours later: Job complete. We send before-and-after photos via WhatsApp, run the 12-point QC walkthrough, and hand back the keys.

If we cannot meet the 4-hour window for your specific estate or unit type, we will tell you in the first 30 minutes – never sit on your message hoping a crew frees up.

Same-Day Cleaning Cost Singapore 2026 (SGD)

Same-day pricing is identical to scheduled pricing for empty unit move-ins. We do not charge a “rush fee” for the standard 4-hour response. A genuine emergency dispatch (under 90 minutes, late evening or public holiday) carries a $80 – $150 surcharge.

Flat TypeStandard (4hr response)Express (90min response)
2-room HDB$320 – $380$400 – $480
3-room HDB$420 – $490$500 – $600
4-room HDB$520 – $620$620 – $740
5-room / Exec HDB$640 – $760$760 – $900
2-bedder Condo$580 – $680$680 – $800
3-bedder Condo$720 – $880$840 – $1,020

If your unit had renovation works, the heavier post-renovation cleaning service applies and same-day availability is more limited (we can usually still hit a same-day slot but the crew size is bigger).

Estates We Cover For Same-Day Move-In Cleaning

Same-day response is fastest in estates close to one of our four depots. Outside these zones we usually still hit same-day, but with a 5-6 hour window instead of 4.

  • 4-hour window (high coverage): Jurong East/West, Boon Lay, Clementi, Bukit Batok, Choa Chu Kang, Tengah, Bishan, Toa Payoh, Ang Mo Kio, Bedok, Tampines, Pasir Ris, Simei, Tanjong Rhu, Marine Parade
  • 5-6 hour window (medium coverage): Sengkang, Punggol, Hougang, Bidadari, Yishun, Sembawang, Woodlands, Bukit Panjang, Bukit Timah, Holland Village, Queenstown
  • By prior arrangement: Sentosa, Jurong Island, Tuas (industrial), Changi (East), Pulau Ubin (boat-access only)

If your estate is not listed, send us the address – we will tell you the realistic ETA before you commit.

5-Minute Pre-Clean Checklist (Do This Before The Crew Arrives)

Three small things you can do in 5 minutes that make the difference between a 4-hour and a 6-hour clean:

  1. Open every window and switch on every fan. Cross-ventilation cuts dust re-settling time in half.
  2. Empty all cabinets and drawers. If they have anything inside (even packaging), the crew has to unpack, clean, and re-pack – adding 30-45 minutes per kitchen.
  3. Bag any visible debris. Cardboard, plastic film, off-cuts. We will dispose of it but we should not be your first-pass debris team.

If your aircon was just installed, mention it – we will bring an extra HEPA filter and budget time for the louvres.

When Same-Day Is Not Possible

We will be honest about three scenarios where we cannot guarantee same-day:

  • Heavy renovation handover: if hacking, false ceilings or vinyl overlay finished today and the unit is still full of contractor debris, we will book you for tomorrow morning at the latest, never same-day.
  • Public holiday eve before noon: our standby crews are limited on PH eves. Same-day is sometimes possible but we will say so in the first reply.
  • Multiple unit booking: if you need 2+ units cleaned today, we can usually do one same-day and one tomorrow.

Frequently Asked Questions

How fast can you really arrive after I WhatsApp?

For Jurong, Bishan, Tampines and Bedok we usually hit a 90-minute arrival. For other estates 2-3 hours is normal. We commit to a 4-hour window in writing before you confirm the booking.

Is same-day cleaning more expensive?

No – the standard 4-hour response is at our regular rate. Only true emergency dispatch (under 90 minutes, late evening, or public holiday) carries a $80 – $150 surcharge.

Can I book same-day on a Sunday or public holiday?

Sunday yes (limited crew). Public holiday by prior arrangement only – WhatsApp us the day before to lock a PH slot.

What if I am not at the unit?

Most same-day customers leave keys with the condo concierge or HDB neighbour. We collect, clean, send before-and-after photos via WhatsApp, and return keys on completion. We carry public liability insurance up to S$1 million per incident.

Can you also do my aircon, sofa or curtains same day?

Aircon chemical wash and on-site curtain steam are usually possible same-day. Sofa and mattress steam need 4-6 hours drying time, so we recommend booking those a day in advance. See sofa cleaning and mattress cleaning for service details.

Why Sureclean Is The Fastest Move-In Clean In Singapore

Sureclean is NEA-licensed, 4.9-star rated, and has cleaned more than 5,000 Singapore homes. We hold three rapid-response crews on standby every weekday across four depots (Jurong, Bishan, Tampines, Bedok) – that is why our 4-hour response is achievable when other cleaners say “next available is Thursday”. Every cleaner is a Sureclean employee, every crew carries HEPA H13 vacuums, and every job is backed by a 7-day re-clean warranty and S$1m public liability insurance.

Post-Renovation Cleaning Checklist Singapore 2026 – 47 Tasks

Reading Time: 5 minutes

Post-Renovation Cleaning Checklist Singapore 2026

Post-renovation cleaning is not a “deep clean with extra steps” – it is a different category of work, with different chemicals, different sequencing, and different equipment. Cement dust, paint splatter, silicone residue, plaster shavings and contractor adhesive all need to come out before you move a single piece of furniture in. This is the 47-task post-renovation cleaning checklist our NEA-licensed crews follow on every HDB flat, condo and landed home in Singapore – the same SOP we have refined across more than 5,000 cleans. Use it whether you are hiring us, vetting another cleaner, or DIY-ing a small unit. We also include 2026 SGD pricing, the safe-chemical list for new finishes, and a defects-warranty checklist so you do not void your contractor’s warranty.

Why Post-Renovation Cleaning Is The Hardest Clean You Will Ever Need

After a full renovation, your unit is coated in three distinct layers of contamination: visible debris (cardboard, masking tape, plastic film), cement and plaster dust (the layer you can see settling within minutes of vacuuming), and microscopic crystalline silica that lives in your aircon, your fabric and your air for weeks if not removed. A regular weekly clean – the kind Sureclean’s weekly home cleaning performs – cannot dent this. The full Sureclean post-renovation cleaning service deploys HEPA H13 vacuums, neutral pH cement-dust dissolvers, and a 47-task SOP that takes a 4-room HDB roughly 22-28 manhours.

The Singapore climate makes it worse. Humidity above 75% binds cement dust to glossy surfaces, and our tropical air pulls airborne silica deep into mattresses, sofa cushions and curtain pleats. If your renovation involved hacking, false ceilings or vinyl overlay, the dust load is roughly 4x a fresh BTO handover.

The 47-Task Post-Renovation Cleaning Checklist

HDB vs Condo vs Landed – Why The Same Checklist Costs Different

The 47 tasks are the same, but the workload scales with three things: total floor area, ceiling height, and aircon FCU count. A 4-room HDB has 3 FCUs and 2.6m ceilings. A typical 3-bedder condo has 4-5 FCUs and 2.8m ceilings (more dust falls from higher up). A landed home has 6-10 FCUs, balconies, attics and external glass that requires gondola-free reach extensions. Plan your budget accordingly. For a deeper breakdown by configuration, our move-in / move-out cleaning page covers vacant-unit pricing across all three property types.

Chemicals & Equipment Used (And What To Avoid)

The wrong chemical can cost you more than the cleaning itself. Etched quartz, dulled stainless steel, bleached paint – all unrecoverable on new finishes. Approved kit:

  • HEPA H13 vacuum (mandatory – captures crystalline silica)
  • Neutral pH floor cleaner (safe on homogeneous tile, vinyl, engineered timber, marble)
  • Mild dish soap on quartz and sintered stone counters
  • Microfibre flat-mop with two-bucket system
  • Oxygen bleach for grout (not chlorine bleach)
  • Isopropyl-based glass cleaner (no ammonia near aluminium frames)
  • Soft nylon brush, never wire wool

Avoid: vinegar on stone, ammonia on aluminium, bleach on coloured grout, abrasive pads on chrome, steam on uncured paint, and any “all-in-one” supermarket spray on natural stone or quartz.

How To Schedule Around Your Defects Warranty

Your contractor’s defects warranty (usually 6-12 months) and HDB’s structural warranty are at risk if you damage finishes during the post-renovation clean. Two precautions:

  1. Sign the contractor’s punch-list BEFORE cleaning. Once cleaning starts, contractors will argue scratches and chips were caused by cleaners, not them. Get your handover paperwork done first.
  2. Use NEA-licensed cleaners with insurance. Sureclean carries public liability insurance up to S$1 million per incident, so accidental damage is covered. Verify any cleaner’s insurance before booking.

For broader Singapore renovation guidance, the Building and Construction Authority of Singapore publishes contractor licensing rules and warranty norms worth bookmarking.

Frequently Asked Questions

How long does post-renovation cleaning take for a 4-room HDB?

Seven to nine hours with a team of three to four NEA-licensed cleaners. We never split the job across days because cement dust re-settles overnight, doubling the work.

Do I need post-renovation cleaning if my BTO had no major works?

No – a standard BTO move-in clean is enough. Reserve post-renovation for hacking, false ceilings, vinyl overlay, full kitchen cabinetry, or any work that generated visible cement or plaster dust.

What is the difference between post-renovation cleaning and spring cleaning?

Post-renovation cleaning targets construction residue (silica, paint, silicone, adhesive). Spring cleaning targets accumulated household dirt (grease, soap scum, mould). They use different chemicals and different equipment – never substitute one for the other.

Can I move my furniture in the same day as the post-renovation clean?

You can, but we recommend a 24-hour gap so floors fully dry and any residual airborne dust settles. If timing forces same-day, schedule cleaning for the morning and delivery after 6pm.

Is post-renovation cleaning included in my renovation contract?

Almost never. Most Singapore renovation contractors include only “broom-clean” handover, which is debris removal and a single sweep. Anything beyond that is a separate engagement with a professional cleaner.

Do you provide a warranty if we miss something?

Yes – 7-day re-clean warranty. Send us a WhatsApp photo within 7 days of the clean and we return at no cost to fix any missed area on the original checklist.

Why Sureclean For Your Post-Renovation Clean

Bookings open 6 days a week including same-day slots in Tengah, Punggol, Sengkang, Tampines, Jurong, Bishan and Bukit Timah.

BTO Move-In Cleaning Singapore 2026 – 50-Point Checklist

Reading Time: 6 minutes

BTO Move-In Cleaning Singapore 2026

Collecting your BTO keys is the milestone every Singaporean waits five-plus years for – but the dust, cement film and contractor residue that comes with a brand-new HDB flat is the part nobody warns you about. This guide is the 50-point dust-free checklist our NEA-licensed crews use on every BTO move-in across Tengah, Bidadari, Tampines North, Punggol and Sengkang. You will learn exactly what to clean (and in what order), the SGD pricing for a typical 4-room BTO, the chemicals that are safe on new HDB finishes, and how to time your cleaning so it does not collide with your renovation defects inspection. Bookmark this before you collect your keys.

Why BTO Move-In Cleaning Is Different From Regular Cleaning

A BTO flat handed over by HDB is technically “ready”, but it is not “move-in clean”. After defect rectification works, your unit will carry a thin film of cement dust on every horizontal and vertical surface, paint splatter on tiles, silicone smears around basins, plastic film residue inside cabinets and inside the aircon trunking, and metal shavings inside kitchen drawers. Generic weekly cleaning – the kind Sureclean’s weekly home cleaning normally handles – simply wipes the top layer. BTO move-in is a deep, abrasive, top-down dust eviction.

You also need to be careful: brand-new finishes scratch easily, kitchen countertops are not yet sealed against acidic chemicals, and the HDB defects warranty can be voided if you damage finishes with the wrong cleaner. Our recommended workflow is below, taken from the Sureclean move-in/move-out cleaning SOP we have refined over 5,000+ Singapore homes.

The 50-Point BTO Move-In Cleaning Checklist (Room by Room)

Print this and tick it off, or hand it to your cleaner before they start. Sequence matters – always go top to bottom, ceilings to floors, dry to wet.

Living & Dining Hall (8 points)

  • All walls wiped down with damp cloth (no chemicals on freshly painted walls for first 30 days)

  • Window glass cleaned both sides with a streak-free squeegee
  • Aircon trunking and vents wiped (call your aircon installer for internal flush)
  • Skirting and door frames damp-wiped
  • Floor vacuumed, then mopped twice with neutral pH cleaner

Kitchen (12 points)

  • Top of cabinets and exhaust hood dry-dusted
  • Inside every cabinet and drawer vacuumed for metal shavings

  • Hob, hood filters and burner caps degreased
  • Built-in oven and combi steamer interior wiped

  • Service yard floor and walls scrubbed
  • Washing machine bay descaled
  • Bin chute opening sanitised

  • Toilet flush button and seat sanitised
  • Floor trap brushed and de-clogged

BTO Move-In Cleaning Cost Singapore 2026 (SGD Pricing Table)

Pricing is for an empty BTO unit, no furniture, completed defects rectification. Prices include manpower, chemicals, equipment, GST, and travel within mainland Singapore.

Flat TypeHoursCrew SizePrice (SGD)
2-room BTO (45 sqm)4-52$320 – $380
3-room BTO (65 sqm)5-62-3$420 – $490
4-room BTO (90 sqm)6-73$520 – $620
5-room BTO (110 sqm)7-83-4$640 – $760
Executive / 3Gen (130+ sqm)8-104$780 – $940

Add-ons: post-renovation cement-dust mode +$120, internal aircon chemical wash +$90 per FCU, sofa or mattress steam (if delivered before cleaning) from $80*. Compare with our full post-renovation cleaning service if your unit had major renovation works (cabinetry, flooring overlay, false ceilings).

When To Schedule Your BTO Move-In Cleaning

Timing is the single biggest mistake new BTO owners make. Book cleaning AFTER all renovation, defects rectification and contractor punch-list works are 100% complete – never before. We recommend this sequence:

  1. Day 0: HDB key collection, first-mover inspection
  2. Day 1-7: Submit defects list to HDB BSC (you have 7 days)
  3. Day 8-90: Renovation works (if any)
  4. Day 91: Renovation handover and final defects walkthrough
  5. Day 92: BTO move-in deep clean (this checklist)
  6. Day 93-94: Furniture, appliance and curtain delivery
  7. Day 95+: Move in

If you do the deep clean before furniture arrives, your removalists will not track-in dust onto freshly cleaned floors, and you will not have to clean around heavy wardrobes. Read the HDB key collection guide for official handover steps.

Chemicals & Tools That Are Safe On New HDB Finishes

Brand-new finishes are unforgiving. Use the wrong cleaner and you etch quartz, dull stainless steel or bleach freshly painted walls. The Sureclean approved kit:

  • Floors (homogeneous tile, vinyl, engineered timber): neutral pH floor cleaner, microfibre flat-mop, two buckets (clean and dirty)
  • Quartz / sintered stone counters: mild dish soap and warm water – never vinegar, lemon, or bleach
  • Stainless steel: microfibre with the grain, mild detergent, dry buff
  • Glass and mirrors: isopropyl-based glass cleaner, lint-free cloth, squeegee
  • Bathroom tile and grout: oxygen-based bleach (sodium percarbonate), soft nylon brush
  • Air quality: HEPA H13 vacuum (mandatory after cement dust)

Avoid: ammonia on aluminium frames, bleach on natural stone, abrasive scouring pads on anything new, and steam on un-cured paint.

BTO Move-In Cleaning vs Post-Renovation Cleaning – Which Do You Need?

If your unit was handed over and you moved in directly without major works, BTO move-in cleaning is sufficient. If you did a full renovation – hacking, plastering, cabinetry, false ceilings, vinyl overlay – you need the heavier post-renovation cleaning service. Quick comparison:

Frequently Asked Questions

How long does a BTO move-in cleaning take for a 4-room HDB?

Six to seven hours with a team of three NEA-licensed cleaners. Five-room flats stretch to seven to eight hours. We always send a bigger team rather than fewer cleaners for longer hours – new units must be cleaned in one continuous shift to avoid re-deposition of airborne dust.

Do I need to be home during the BTO clean?

No. Most of our BTO move-in customers hand over keys at the start, leave for work, and return to a finished unit. We provide before-and-after photo documentation via WhatsApp and use a 12-point QC checklist signed off by the team lead.

Can I book BTO move-in cleaning on the same day as key collection?

Yes, but only if you are doing zero renovation. If you are renovating, schedule the deep clean for the day after your contractor’s final handover – never before. Same-day key-collection cleaning is most common in Tengah and Bidadari estates where buyers move in unfurnished.

Is the cement dust from BTO handover dangerous?

Fine cement dust contains crystalline silica which, in chronic exposure, is classified as harmful by the Singapore Ministry of Manpower. One-off exposure during cleaning is low-risk if you wear an N95 mask, but professional cleaners use HEPA H13 vacuums to capture the smallest particles before they settle into your soft furnishings.

What is included in your BTO move-in cleaning price?

Manpower, all chemicals (NEA-approved), HEPA vacuums, microfibre kits, ladders for ceiling fans, GST, transport, and a 7-day re-clean warranty if you spot a missed area. Optional add-ons (aircon chemical wash, sofa steam, curtain steam, disinfection fogging) are quoted separately.

Why Sureclean Is Singapore’s #1 Choice For BTO Move-In Cleaning

Sureclean is NEA-licensed, 4.9-star rated, and has cleaned more than 5,000 Singapore homes – including hundreds of BTO handovers across Tengah, Bidadari, Tampines GreenVerge, Punggol Northshore, Sengkang Grand and Bukit Batok West. Nylon and polyester office carpets (most common) cost $0.80-$1.50 per sqft to clean. Wool carpets or specialized commercial-grade carpets require gentler treatment and cost $1.50-$2.50 per sqft. Carpet tiles are typically easier and less expensive to clean than broadloom carpets.

2. Cleaning Method

Hot water extraction (steam cleaning): $1.20-$2.00 per sqft – most thorough method, requires 6-12 hours drying time. Dry carpet cleaning: $1.00-$1.80 per sqft – shorter drying time (1-2 hours), suitable for offices that cannot close for long. Encapsulation cleaning: $0.80-$1.40 per sqft – low moisture method, ideal for maintenance cleaning between deep cleans.

4. Frequency and Contract Type

One-time cleaning: Standard rates as listed above. Monthly contracts: 10-15% discount off standard rates. Quarterly contracts: 15-25% discount. Annual contracts: Up to 30% discount for large commercial spaces.

Carpet Cleaning Methods Compared

Hot Water Extraction (Steam Cleaning)

Most effective for deep cleaning and removing embedded dirt, dust mites, and allergens. Hot water and cleaning solution are injected into carpet fibers and immediately extracted with powerful vacuum. Recommended frequency: Every 6-12 months for office environments. Drying time: 6-12 hours. Best for: End-of-year deep cleaning, post-renovation, heavily soiled carpets.

Dry Carpet Cleaning

Absorbent compound or dry foam is applied to carpet, worked into fibers, and vacuumed. Minimal water usage means faster drying. Recommended frequency: Every 2-3 months for high-traffic areas. Drying time: 1-2 hours. Best for: Regular maintenance, offices that cannot close for long periods, carpet tiles.

Encapsulation Cleaning

Polymer-based cleaning solution crystallizes dirt particles which are then vacuumed away. Low moisture, eco-friendly method gaining popularity in commercial settings. Recommended frequency: Monthly for high-traffic areas. Drying time: 30-60 minutes. Best for: Routine maintenance between deep cleans, environmentally conscious offices.

When to Schedule Office Carpet Cleaning

High-traffic offices: Monthly encapsulation + quarterly deep cleaning. Medium-traffic offices: Quarterly encapsulation + bi-annual deep cleaning. Low-traffic offices: Bi-annual deep cleaning sufficient. After-hours or weekend cleaning is recommended to avoid disrupting business operations.

Why Professional Office Carpet Cleaning Matters

Regular professional carpet cleaning extends carpet lifespan by 50% or more, delaying the need for expensive replacement. Clean carpets improve indoor air quality by removing dust, allergens, and bacteria that accumulate in fibers. A clean office environment creates a positive impression on clients and visitors. Well-maintained carpets contribute to employee health and productivity by reducing allergens and respiratory irritants.

Frequently Asked Questions

How long does office carpet cleaning take?

A 1,000 sqft office typically requires 2-4 hours for hot water extraction. Dry cleaning methods are faster, often completed in 1-2 hours for the same area.

Can we stay in the office during carpet cleaning?

For dry cleaning or encapsulation, yes. For hot water extraction, it is best to schedule after-hours or on weekends due to noise, moisture, and furniture moving requirements.

How often should office carpets be professionally cleaned?

High-traffic areas should be cleaned quarterly. Low-traffic areas require cleaning bi-annually. Monthly maintenance cleaning using encapsulation extends the time between deep cleans.

What is the most cost-effective cleaning method for offices?

Encapsulation cleaning for monthly maintenance ($0.80-$1.40/sqft) combined with annual deep steam cleaning ($1.20-$2.00/sqft) provides the best balance of cost and cleanliness.

Do you offer carpet cleaning contracts for multiple offices?

Yes. Sureclean provides customized commercial cleaning contracts with volume discounts for businesses with multiple locations or large office spaces.

Is weekend or after-hours carpet cleaning more expensive?

Typically 20-30% more than standard weekday rates. However, this premium is often worthwhile to avoid business disruption during operating hours.

Reading Time: 4 minutes

Deep Cleaning Services: What’s Included

Deep cleaning services in Singapore go beyond regular maintenance cleaning by targeting areas that accumulate dirt, grime, and bacteria over time. Sureclean Pte Ltd provides comprehensive deep cleaning for HDB flats, condominiums, and landed properties across Singapore, with trained teams that follow a systematic checklist to ensure every corner is thoroughly cleaned.

What Is Deep Cleaning and How Does It Differ from Regular Cleaning?

Deep cleaning is an intensive cleaning process that addresses neglected areas and stubborn buildup that regular weekly or monthly cleaning cannot remove. While regular cleaning maintains cleanliness through surface-level tasks like mopping and dusting, deep cleaning involves detailed scrubbing, descaling, and sanitization of every surface, appliance, and fixture.

In Singapore, most households require deep cleaning every 3-6 months, with more frequent sessions needed for homes with pets, children, or allergies. Post-renovation and move-in/move-out scenarios always require deep cleaning to remove construction dust and restore the home to pristine condition.

How Long Does Deep Cleaning Take?

A standard 4-room HDB flat typically requires 4-6 hours for complete deep cleaning with a team of 2-3 cleaners. Larger properties or heavily soiled homes may need 6-8 hours or a full day. Post-renovation deep cleaning often requires 1-2 days depending on the extent of construction work.

Frequently Asked Questions

What is the difference between deep cleaning and spring cleaning?

The terms are often used interchangeably. Both refer to intensive, comprehensive cleaning beyond regular maintenance. In Singapore, deep cleaning is performed as needed throughout the year, while spring cleaning traditionally occurs during Chinese New Year preparation.

Do I need to be home during deep cleaning?

Not necessarily. Many clients provide access and leave for the day. Sureclean’s teams are trustworthy, vetted, and insured. However, you are welcome to stay if you prefer.

What should I prepare before the cleaning team arrives?

Clear clutter and personal items from surfaces to allow thorough cleaning. Secure valuables and fragile items. Ensure water and electricity access. Our team brings all cleaning equipment and supplies.

Is deep cleaning necessary if I have regular weekly cleaning?

Yes. Regular cleaning maintains day-to-day cleanliness but cannot address buildup in hard-to-reach areas, inside appliances, or deep-set stains. Deep cleaning every 3-6 months complements regular cleaning.

Can Sureclean customize the deep cleaning checklist?

Yes. We tailor our service based on your specific needs. You can request focus on particular areas or add specialized services like mattress cleaning or curtain washing.

How often should I schedule deep cleaning for my Singapore home?

Every 3-6 months for most homes. Homes with pets, young children, or residents with allergies benefit from quarterly deep cleaning. Post-renovation and move-in/move-out always require deep cleaning.

How to Clean Hard Water Stains from Shower Glass in Singapore

Reading Time: 3 minutes

Sureclean: Remove Hard Water Stains

Hard water stains on shower glass are one of the most common cleaning challenges in Singapore, particularly in HDB flats and condominiums where mineral-rich water leaves cloudy deposits that regular cleaning cannot remove. Sureclean Pte Ltd provides professional shower glass cleaning services across Singapore, using specialized techniques that restore clarity without damaging glass surfaces.

What Causes Hard Water Stains on Shower Glass in Singapore?

Hard water stains form when water containing high levels of calcium and magnesium evaporates on glass surfaces, leaving behind mineral deposits. Singapore’s water, while safe to drink, contains minerals that accumulate over time. The combination of daily showers and Singapore’s humid climate accelerates this buildup, creating stubborn white or cloudy stains that resist regular cleaning.

These stains worsen in areas with poor ventilation, particularly in enclosed shower cubicles common in HDB bathrooms. Without proper treatment, the mineral buildup can etch into the glass permanently.

Best Methods to Remove Hard Water Stains from Shower Glass

Method 1: White Vinegar Solution (Most Effective)

White vinegar contains acetic acid that dissolves mineral deposits effectively. Mix equal parts white vinegar and water in a spray bottle. Spray the solution generously on the stained glass and let it sit for 10-15 minutes. For stubborn stains, heat the vinegar slightly before application. Scrub with a non-abrasive sponge or microfiber cloth, then rinse thoroughly with clean water and dry with a squeegee.

Method 2: Baking Soda Paste

For heavier buildup, create a paste using baking soda and water. Apply the paste directly to stained areas and scrub gently in circular motions. The mild abrasive action of baking soda removes deposits without scratching the glass. Combine with vinegar spray for extra effectiveness.

Method 3: Commercial Lime Scale Removers

Products specifically designed for lime scale removal work quickly on hard water stains. Follow manufacturer instructions carefully, ensure adequate ventilation, and rinse thoroughly after use. Avoid products containing harsh acids that might damage chrome fixtures or grout.

Method 4: Lemon Juice

The citric acid in lemon juice provides a natural alternative to vinegar. Cut a lemon in half and rub directly on the glass, or squeeze juice into a spray bottle. This method works well for light to moderate stains and leaves a fresh scent.

Professional Shower Glass Cleaning by Sureclean

Sureclean’s bathroom deep cleaning service includes specialized treatment for hard water stains on shower glass, tiles, and fixtures. Our NEA-licensed team uses professional-grade descaling solutions that remove years of buildup safely. We serve all areas of Singapore including HDB flats, condominiums, and landed properties.

Professional cleaning typically costs $80-$150 for a standard HDB bathroom as part of our deep cleaning service. For severe buildup or multiple bathrooms, prices vary based on condition and size.

Preventing Hard Water Stains on Shower Glass

Daily prevention reduces the frequency of deep cleaning:

  • Squeegee shower glass after every use to remove water before it evaporates
  • Apply a water-repellent coating designed for shower glass (reapply every 3-6 months)
  • Ensure adequate bathroom ventilation by running exhaust fans during and after showers
  • Wipe down glass weekly with a vinegar solution as maintenance
  • Consider installing a water softener if hard water stains are severe throughout your home

Professional cleaning becomes necessary when DIY methods no longer work effectively, when stains have etched into the glass, or when you need multiple bathrooms cleaned efficiently. Sureclean’s bathroom specialists can assess whether glass restoration or replacement is needed for severely damaged surfaces.

Frequently Asked Questions

How often should I clean hard water stains from shower glass in Singapore?

Weekly light cleaning with vinegar solution prevents buildup. Deep cleaning should be done every 1-3 months depending on water hardness and usage frequency.

Will vinegar damage my shower glass?

No. White vinegar is safe for glass and effective against mineral deposits. Avoid using vinegar on natural stone surfaces like marble or granite.

Can hard water stains be permanently removed?

Most stains can be removed completely if addressed before they etch into the glass. Severely etched stains may require professional glass restoration or replacement.

What is the cost of professional shower glass cleaning in Singapore?

Sureclean charges $80-$150 for bathroom deep cleaning including shower glass treatment as part of our standard service.

Does Sureclean serve all areas of Singapore?

Yes. Sureclean provides bathroom and shower glass cleaning services across all HDB estates, condominiums, and landed properties island-wide.

How long does it take to remove hard water stains professionally?

A standard HDB bathroom typically takes 1-1.5 hours including shower glass, tiles, and fixtures. Severe buildup may require additional time.

Dust Mites: HDB Mattress Cleaning Guide

How to Eliminate Dust Mites in HDB Mattress and Curtains

Dust mites thrive in Singapore’s humid climate and live in HDB mattresses, curtains, carpets, and upholstery. These microscopic pests feed on dead skin cells and cause allergies, asthma, eczema, and respiratory problems. Sureclean provides professional dust mite elimination using steam cleaning, UV-C treatment, and anti-allergen spray across Singapore HDB flats.

Why Dust Mites Are a Problem in Singapore HDB

Singapore’s year-round humidity (70-90%) creates ideal conditions for dust mites to breed. Each mattress harbors 100,000 to 10 million dust mites. Their feces and body fragments trigger allergic reactions, causing sneezing, runny nose, itchy eyes, coughing, and skin rashes. Children and elderly residents are most vulnerable.

Professional Dust Mite Elimination Methods

1. High-Temperature Steam Cleaning (Most Effective)

Steam cleaning at 60-80°C kills 99.9% of dust mites instantly. Professional steam cleaners penetrate deep into mattress fibers and curtain fabrics, eliminating mites, eggs, and allergens. Sureclean uses hospital-grade steam equipment that heats to 80°C and extracts moisture to prevent mold growth.

Process: Pre-vacuum mattress → Apply steam at 80°C → Extract moisture → Apply anti-allergen spray → Air-dry for 2-4 hours.

Frequency: Every 3-6 months for mattresses, every 6 months for curtains.

Cost: SGD 40-60 per mattress (single/super-single), SGD 60-80 per mattress (queen/king), SGD 20-30 per curtain panel.

2. UV-C Light Treatment

UV-C light (254nm wavelength) kills dust mites and bacteria on surface layers. Effective for regular maintenance but cannot penetrate deep into thick mattresses. Best combined with vacuuming and steam cleaning for comprehensive results.

Process: Vacuum mattress → Expose to UV-C light for 30-60 minutes per side → Flip and repeat.

Frequency: Weekly for maintenance, after professional steam cleaning.

Cost: DIY UV-C handheld devices: SGD 50-150 (effectiveness varies).

3. Anti-Allergen Spray Application

Anti-allergen sprays denature dust mite proteins (Der p1 and Der f1) that cause allergic reactions. Sprays do not kill mites but neutralize allergens for 3-6 months. Professional-grade sprays (Medklinn, Dyson Anti-Allergen) are more effective than consumer products.

Process: Vacuum thoroughly → Apply anti-allergen spray evenly → Air-dry for 4-6 hours before using mattress.

Frequency: Every 3 months for allergy sufferers, every 6 months for general households.

Cost: SGD 15-30 per mattress (DIY), included in professional packages.

DIY Dust Mite Control Methods for HDB

Weekly Maintenance

  • Wash bed sheets, pillowcases, and bolster covers in hot water (60°C minimum) weekly
  • Vacuum mattress, sofa, and curtains using HEPA filter vacuum
  • Air mattresses in direct sunlight for 2-4 hours (UV exposure kills surface mites)
  • Use allergen-proof mattress and pillow encasements (barrier fabric with <10 micron pores)

Monthly Maintenance

  • Steam-iron curtains at high temperature (if fabric allows)
  • Freeze soft toys and small fabric items for 24 hours to kill mites
  • Wipe down mattress with damp microfiber cloth to remove surface allergens
  • Run dehumidifier in bedrooms to reduce humidity below 50%

Quarterly Deep Cleaning

  • Professional mattress steam cleaning with UV-C treatment
  • Curtain dry cleaning or professional steam cleaning
  • Carpet and sofa deep cleaning with anti-allergen spray
  • Replace pillows (dust mites accumulate in pillow cores after 2-3 years)

How to Reduce Dust Mite Breeding in HDB

Control Humidity

Keep bedroom humidity below 50% using dehumidifiers or air conditioning. Dust mites cannot survive in humidity below 50%. Run dehumidifier for 4-6 hours daily, especially during monsoon season (Nov-Mar).

Reduce Clutter

Remove fabric clutter from bedrooms: soft toys, decorative pillows, floor rugs, and heavy drapes. Each fabric item harbors thousands of dust mites. Minimize fabric surfaces to reduce breeding grounds.

Choose Anti-Mite Bedding

Use allergen-proof mattress encasements (fully zippered covers with <10 micron pore size). Brands: Protect-A-Bed, AllerZip, SafeRest. Cost: SGD 50-150 per mattress cover. Wash encasements monthly.

Upgrade to HEPA Vacuums

Standard vacuums recirculate dust mite allergens into the air. HEPA filter vacuums (H13 or H14 grade) trap 99.97% of particles ≥0.3 microns. Recommended brands: Dyson, Bosch, Philips. Vacuum mattresses, sofas, and curtains weekly.

Professional vs DIY Dust Mite Elimination

Method DIY Professional
Steam temperature 40-60°C (handheld steamers) 80°C (industrial equipment)
Effectiveness 60-80% mite reduction 99.9% mite elimination
Duration 2-4 hours (single mattress) 30-45 minutes (full extraction)
Cost SGD 100-200 (equipment + products) SGD 40-80 per mattress
Moisture control Manual air-drying (8-12 hours) Industrial extraction (2-4 hours)

When to Call Professional Dust Mite Services

  • Family members have persistent allergies, asthma, or eczema
  • Mattress is >3 years old without professional cleaning
  • Visible stains, odors, or mold spots on mattress
  • Moving into new HDB (previous occupant’s dust mite colonies remain)
  • Post-renovation (construction dust attracts more mites)
  • Preparing home for newborn or elderly residents

Frequently Asked Questions

How do I know if I have dust mites in my HDB?

Signs include persistent sneezing in mornings, runny nose, itchy eyes, coughing at night, eczema flare-ups, and worsening asthma symptoms. Dust mites are invisible to naked eye but their allergens cause these reactions. Professional testing kits detect dust mite allergen levels in mattresses.

Can sunlight kill dust mites in mattresses?

Direct sunlight exposure for 2-4 hours kills surface dust mites but cannot penetrate deep mattress layers. UV radiation from sunlight reduces mite populations by 30-50%. Effective for maintenance but not complete elimination. Combine with steam cleaning for best results.

How often should I steam clean mattress Singapore?

Steam clean mattresses every 3-6 months in Singapore’s humid climate. Households with allergies, asthma, young children, or pets should steam clean quarterly. Minimum annual steam cleaning before CNY or major events.

Do dust mites bite humans?

No. Dust mites do not bite humans. They feed on dead skin cells shed naturally. Allergic reactions come from breathing dust mite feces and body fragments, not from bites. Red welts or bites indicate bed bugs, not dust mites.

Can air purifiers remove dust mites?

Air purifiers with HEPA filters remove airborne dust mite allergens but do not eliminate mites living in mattresses, curtains, and carpets. Combine air purifiers with regular steam cleaning and vacuuming for comprehensive control.

What temperature kills dust mites?

Dust mites die at temperatures above 60°C. Professional steam cleaning at 80°C guarantees instant elimination. Washing bedding in hot water (60°C minimum) weekly kills mites in fabrics. Freezing below -18°C for 24 hours also kills mites.

Sureclean Dust Mite Elimination Services

Sureclean provides professional mattress steam cleaning, UV-C treatment, and anti-allergen spray application across Singapore HDB, condo, and landed properties. Deep Clean Your HDB: Sureclean Guide

How Often Should You Deep Clean Your HDB in Singapore?

HDB flats in Singapore require deep cleaning every 3-6 months depending on household size, pets, allergies, and lifestyle. Regular cleaning maintains daily hygiene, while deep cleaning tackles hidden dirt, bacteria, and allergens in hard-to-reach areas. Sureclean recommends quarterly deep cleaning for families with young children or pets, and semi-annual deep cleaning for working couples or singles.

Standard Deep Cleaning Frequency for HDB Flats

Every 3 Months (Quarterly) – Recommended For:

  • Families with young children (under 5 years)
  • Households with pets (dogs, cats, rabbits)
  • Residents with allergies, asthma, or respiratory conditions
  • Heavy cooking households (daily Chinese or Indian cooking with strong spices)
  • High-traffic homes (frequent guests, home offices)

Every 6 Months (Semi-Annual) – Suitable For:

  • Working couples without children
  • Singles or small households
  • Minimal cooking (eating out frequently)
  • No pets
  • Low foot traffic

Annual Deep Cleaning – Minimum Requirement

Even the cleanest HDB flats need annual deep cleaning before CNY, festive seasons, or major events. Annual deep cleaning prevents long-term buildup of mold, bacteria, and allergens that regular cleaning cannot remove.

Deep Cleaning Frequency by HDB Room Type

HDB Type Recommended Frequency Duration Typical Cost
2-room (45 sqm) Every 6 months 4-5 hours SGD 180-280
3-room (65 sqm) Every 4-6 months 5-6 hours SGD 220-350
4-room (90 sqm) Every 3-4 months 6-8 hours SGD 280-450
5-room (110 sqm) Every 3 months 8-10 hours SGD 350-550
Executive (130 sqm) Every 3 months 10-12 hours SGD 450-700

Seasonal Deep Cleaning Schedule for Singapore HDB

Q1 (Jan-Mar): Pre-CNY Deep Clean

Book deep cleaning 2-3 weeks before Chinese New Year. Focus on kitchen degreasing, window washing, and removing accumulated grime from Year of the Dragon celebrations. This is peak season – book early.

Q2 (Apr-Jun): Post-Haze Season

April-June deep cleaning removes haze residue, pollen, and spring allergens. Focus on aircon filter cleaning, window tracks, and fabric sanitization.

Q3 (Jul-Sep): Mid-Year Maintenance

July-September deep cleaning prepares homes for year-end festivities. Focus on mold removal (monsoon season), grout scrubbing, and bathroom sanitization.

Q4 (Oct-Dec): Year-End Refresh

October-December deep cleaning removes monsoon mold and prepares for Deepavali, Christmas, and New Year gatherings. Focus on carpet shampooing, upholstery steam cleaning, and kitchen hood degreasing.

Signs Your HDB Needs Deep Cleaning Immediately

  • Visible mold or mildew on bathroom walls, ceiling, or grout
  • Persistent musty odors despite regular cleaning
  • Stubborn grease buildup on kitchen cabinets or exhaust hood
  • Hard water stains on glass shower screens or bathroom fixtures
  • Dust mite allergies worsening (sneezing, itchy eyes, coughing)
  • Sticky residue on floors despite mopping
  • Cloudy windows or glass that won’t clean with regular wiping
  • Carpet stains that won’t lift with spot cleaning

What Deep Cleaning Covers vs Regular Cleaning

Regular weekly cleaning maintains surface hygiene – sweeping, mopping, dusting, and bathroom cleaning. Deep cleaning goes further: scrubbing tile grout, cleaning inside appliances (oven, fridge, microwave), washing windows and tracks, sanitizing behind furniture, removing mold and hard water stains, degreasing kitchen hoods, and steam-cleaning carpets and mattresses.

Cost of Deep Cleaning HDB Singapore 2026

Deep cleaning costs SGD 20-35 per sqm in Singapore. HDB 4-room (90 sqm) deep cleaning ranges SGD 280-450 depending on property condition and add-on services. Packages including mattress steam cleaning, curtain cleaning, or aircon chemical wash cost SGD 400-600 for 4-room HDB.

How to Maintain HDB Between Deep Cleanings

  • Regular weekly cleaning (sweeping, mopping, dusting)
  • Spot-clean spills and stains immediately
  • Wipe down kitchen surfaces after cooking
  • Ventilate bathrooms after showers to prevent mold
  • Vacuum carpets and upholstery weekly
  • Clean aircon filters monthly
  • Declutter to reduce dust accumulation

Frequently Asked Questions

How often should I deep clean my 4-room HDB?

Deep clean your 4-room HDB every 3-4 months (quarterly or tri-annually). Families with pets or young children should deep clean quarterly. Working couples without pets can extend to 6 months. Minimum annual deep cleaning before CNY or major events.

Is quarterly deep cleaning necessary for HDB?

Quarterly deep cleaning is necessary for HDB flats with pets, young children, allergies, or heavy cooking. It prevents mold buildup, removes allergens, maintains hygiene, and extends property value. Households without these factors can reduce to semi-annual deep cleaning.

Can I deep clean my HDB myself?

Yes, but professional deep cleaning is more thorough. DIY deep cleaning takes 2-3 full days for 4-room HDB and requires specialized equipment (steam cleaners, scrubbers) and industrial-strength cleaning agents. Professional teams complete in 6-8 hours with guaranteed results.

What is the best time of year to deep clean HDB?

Best times are January (pre-CNY), May (post-haze), and September (mid-year maintenance). Avoid November-December (peak season, higher prices, limited slots). Book 2-3 weeks in advance during festive periods.

How long does deep cleaning take for HDB?

HDB 3-room: 5-6 hours | HDB 4-room: 6-8 hours | HDB 5-room: 8-10 hours. Duration depends on property condition. Teams of 2-3 workers complete faster than solo cleaners. Heavily soiled HDB may require 10-12 hours.

Do I need to be home during deep cleaning?

No. Most Singapore cleaning companies accept key handover for deep cleaning. Ensure valuables are secured, provide access instructions, and do final inspection when you return. First-time clients often prefer staying home to supervise.

Sureclean HDB Deep Cleaning Packages

Sureclean offers quarterly and semi-annual deep cleaning packages for HDB flats across Singapore. Packages include all standard deep cleaning tasks plus optional add-ons: mattress steam cleaning (+SGD 40 per mattress), curtain cleaning (+SGD 30 per panel), and carpet shampooing (+SGD 80-150). Deep vs. Regular Cleaning Singapore | Sureclean

Deep Cleaning vs Regular Cleaning Singapore – What’s the Difference?

Deep cleaning and regular cleaning serve different purposes in Singapore home maintenance. Regular cleaning maintains day-to-day cleanliness with surface-level tasks, while deep cleaning tackles hidden dirt, bacteria, and grime in hard-to-reach areas. Sureclean provides both services across HDB, condo, and landed properties.

Regular Cleaning Explained

Regular cleaning covers routine maintenance tasks performed weekly or bi-weekly. Services include sweeping floors, mopping, vacuuming carpets, dusting surfaces, wiping kitchen counters, cleaning bathrooms, and removing visible dirt. Regular cleaning maintains baseline cleanliness and takes 2-4 hours for a 4-room HDB.

What Regular Cleaning Includes

  • Vacuum and mop all floors
  • Dust furniture, shelves, and accessible surfaces
  • Wipe kitchen countertops and external appliance surfaces
  • Clean bathroom sinks, toilets, and shower areas
  • Empty bins and replace trash bags
  • Spot-clean mirrors and glass surfaces

Regular cleaning does NOT include moving furniture, cleaning inside appliances, scrubbing grout, or removing stubborn stains. These tasks require deep cleaning.

Deep Cleaning Explained

Deep cleaning is intensive cleaning targeting areas regular cleaning misses. Services include scrubbing tile grout, cleaning inside ovens and refrigerators, washing windows inside and out, sanitizing behind appliances, removing mold and mildew, and eliminating bacteria buildup. Deep cleaning takes 6-10 hours for a 4-room HDB and requires specialized equipment and cleaning agents.

What Deep Cleaning Includes

  • Scrub tile grout and remove mold from bathroom walls
  • Clean inside ovens, microwaves, and refrigerators
  • Degrease kitchen exhaust hoods and filters
  • Wash windows, tracks, and blinds
  • Sanitize behind and under furniture and appliances
  • Remove hard water stains from glass and fixtures
  • Clean aircon vents and filters (surface cleaning)
  • Polish wooden furniture and restore shine
  • Vacuum and sanitize mattresses
  • Deep-clean carpets and upholstery

Key Differences Between Deep and Regular Cleaning

Aspect Regular Cleaning Deep Cleaning
Frequency Weekly or bi-weekly Every 3-6 months
Duration (4-room HDB) 2-4 hours 6-10 hours
Focus Surface maintenance Deep sanitization
Equipment Basic (mop, vacuum, cloths) Specialized (steam cleaners, scrubbers)
Chemicals Mild multipurpose cleaners Industrial-strength degreasers, disinfectants
Price (4-room HDB) SGD 90-150 SGD 280-450

When to Choose Regular Cleaning

Choose regular cleaning for ongoing home maintenance between tenants, weekly upkeep for busy families, post-party cleanup, and maintaining cleanliness standards. Regular cleaning prevents dirt accumulation and maintains hygiene without intensive labor.

When to Choose Deep Cleaning

Choose deep cleaning for move-in or move-out preparation, post-renovation cleanup, preparing homes for sale or rent, seasonal spring cleaning, after illness outbreaks, before CNY or festive celebrations, and when visible mold, grime, or stubborn stains appear. Deep cleaning restores homes to like-new condition.

Pricing Comparison Singapore 2026

Regular Cleaning Pricing

  • HDB 3-room: SGD 80-120
  • HDB 4-room: SGD 90-150
  • HDB 5-room: SGD 110-180
  • Condo 2-bedroom: SGD 100-160
  • Condo 3-bedroom: SGD 130-200

Deep Cleaning Pricing

  • HDB 3-room: SGD 220-350
  • HDB 4-room: SGD 280-450
  • HDB 5-room: SGD 350-550
  • Condo 2-bedroom: SGD 300-480
  • Condo 3-bedroom: SGD 400-650

Pricing varies based on property size, condition, and add-on services like mattress steam cleaning or carpet shampooing.

Can Deep Cleaning Replace Regular Cleaning?

No. Deep cleaning alone cannot maintain daily cleanliness. Regular cleaning maintains surface hygiene between deep cleaning sessions. The optimal schedule combines weekly regular cleaning with quarterly deep cleaning for comprehensive home maintenance.

How to Verify If a Cleaning Company in | Sureclean

Reading Time: 4 minutes

Verify Cleaning Company in Singapore | Sureclean

How to Verify If a Cleaning Company in Singapore is Legitimate

Hiring a cleaning company in Singapore requires verifying their legitimacy to protect your home and ensure quality service. Sureclean Pte Ltd provides a complete verification checklist covering NEA licensing, ACRA registration, insurance coverage, and worker credentials.

Why Verifying Cleaning Company Legitimacy Matters

Legitimate cleaning companies protect you from theft, property damage, poor service quality, and liability issues. NEA-licensed companies follow strict hygiene standards and employ trained workers. Unlicensed operators may use untrained workers, lack insurance, and disappear after taking deposits.

Step 1: Check NEA License (Environmental Public Health Act)

The National Environment Agency (NEA) licenses cleaning companies under the Environmental Public Health Act. Verify a company’s NEA license by requesting their license number and checking NEA’s public registry at nea.gov.sg. NEA-licensed companies display their license number on websites and business cards. Sureclean holds NEA license number Class 3.

What NEA Licensing Covers

NEA licensing covers environmental sanitation services including general cleaning, pest control integration, and disinfection services. Companies must renew licenses annually and pass NEA inspections. Non-compliance results in license suspension or revocation.

Step 2: Verify ACRA Business Registration

Check if the cleaning company is registered with the Accounting and Corporate Regulatory Authority (ACRA). Search the company name at bizfile.gov.sg to confirm registration status, registered address, and incorporation date. Legitimate companies operate as Pte Ltd, LLP, or sole proprietorships with valid ACRA registration.

Red Flags in ACRA Search

Avoid companies with recently registered businesses (under 6 months), residential addresses listed as registered offices, or multiple name changes. Sureclean Pte Ltd registered in 2015 with consistent business operations at 3 Ang Mo Kio Street 62.

Step 3: Confirm Insurance Coverage

Legitimate cleaning companies carry public liability insurance and worker compensation insurance. Request a copy of the insurance certificate before service. Public liability insurance covers property damage and accidents during service. Worker compensation insurance protects you from liability if workers get injured on your property.

Minimum Insurance Requirements

Public liability coverage should be at least SGD 1 million per incident. Worker compensation coverage must comply with Work Injury Compensation Act (WICA) requirements. Insurance certificates show policy numbers, coverage amounts, and validity periods.

Step 4: Check Online Reviews and Ratings

Review platforms reveal service quality patterns. Check Google My Business, Facebook, and HDB Town Council feedback. Look for consistent positive reviews over multiple years, detailed service descriptions, and response to negative feedback. Legitimate companies respond professionally to complaints and resolve issues transparently.

Identifying Fake Reviews

Fake reviews use generic language, appear in clusters on the same date, and lack specific service details. Authentic reviews mention specific workers, service dates, property types, and detailed cleaning results. Sureclean maintains 4.9-star rating across 1,520 verified Google reviews.

Step 5: Verify Worker Credentials and Background Checks

Ask if the company conducts background checks on workers. Legitimate companies verify worker employment history, criminal records, and work permit validity for foreign workers. Request to see worker photo IDs and work permits before allowing entry to your property.

MOM Work Permit Verification

Foreign workers require valid Ministry of Manpower (MOM) work permits. Verify work permit authenticity at mom.gov.sg/eservices by entering the worker’s FIN number. Work permits show employer name, validity period, and permitted job scope.

Step 6: Confirm Transparent Pricing and Written Quotations

Legitimate companies provide detailed written quotations before service. Quotations should specify service scope, pricing per room or square foot, additional charges, and payment terms. Avoid companies demanding full payment upfront or refusing to provide written quotations.

Standard Pricing Transparency

Professional cleaning companies publish base pricing on websites. Sureclean’s post-renovation cleaning starts at SGD 25 per hour for HDB 3-room flats. Detailed quotations break down labour, materials, and transport charges separately.

Step 7: Physical Office Verification

Visit the company’s physical office or check for permanent business premises. Legitimate companies operate from commercial addresses, not virtual offices or residential units. Office visits allow you to meet staff, inspect equipment, and verify business operations.

Step 8: Request References from Past Clients

Ask for 3-5 references from clients who used similar services in the past 6 months. Contact references directly to verify service quality, reliability, and professionalism. Legitimate companies provide references willingly and maintain client testimonials.

Frequently Asked Questions

How do I check if a cleaning company has NEA license?

Visit nea.gov.sg and search the public registry using the company name or license number. NEA-licensed companies display license numbers on websites and business cards. Request the license number directly from the company and verify it matches NEA records.

What insurance should cleaning companies carry in Singapore?

Cleaning companies should carry public liability insurance (minimum SGD 1 million coverage) and worker compensation insurance under WICA. Request insurance certificates showing policy numbers, coverage amounts, and validity periods before hiring.

How can I verify foreign worker work permits?

Verify work permits at mom.gov.sg/eservices by entering the worker’s FIN number. Valid work permits show employer name, validity period, and permitted job scope. Workers must carry physical work permit cards matching MOM online records.

What are red flags when hiring cleaning companies?

Red flags include no NEA license, recently registered business (under 6 months), residential address as registered office, demands for full upfront payment, no written quotation, no insurance coverage, and refusal to provide references or worker credentials.

Should cleaning companies provide written quotations?

Yes, legitimate cleaning companies always provide detailed written quotations specifying service scope, pricing breakdown, additional charges, and payment terms. Avoid companies refusing written quotations or providing vague verbal estimates only.

How do I verify ACRA business registration?

Search bizfile.gov.sg using the company name to check ACRA registration status, registered address, incorporation date, and business structure. Legitimate companies show consistent registration with commercial addresses and multi-year operation history.

What credentials should cleaning company workers have?

Workers should have verified employment history, cleared criminal background checks, and valid MOM work permits (for foreign workers). Companies should provide worker photo IDs and work permits for verification before service.

How many years should a legitimate cleaning company be in business?

Established cleaning companies typically operate for 3-5+ years minimum. Longer operation history indicates stability, consistent service quality, and customer trust. Verify incorporation date via ACRA bizfile.gov.sg search.

Sureclean Legitimacy Credentials

Sureclean Pte Ltd holds NEA license Class 3, ACRA registration UEN 201316509C since 2013, public liability insurance (SGD 2 million coverage), and WICA-compliant worker compensation insurance. All workers undergo background checks and hold valid MOM work permits. Contact Sureclean at +65 6983 9523 or sales@sureclean.com.sg for cleaning services across Singapore.

Move-In vs Move-Out Cleaning: What’s the Difference? Move-In Cleaning focuses on:
  • Sanitizing surfaces for new occupants
  • Removing traces of previous residents
  • Creating a hygienic environment for your family
Move-Out Cleaning focuses on:
  • Meeting landlord’s cleanliness standards
  • Maximizing security deposit return
  • Fulfilling tenancy agreement requirements

Both services overlap significantly, but move-out cleaning often includes handover documentation and deep stain removal to satisfy property inspections.

Why Hire Professionals for Move-In Cleaning?

Time Savings

Professional teams complete a 4-room HDB in 3-4 hours versus 8-10 hours DIY.

Thorough Results

Industrial-grade equipment removes stubborn stains, mold, and odors that household products can’t tackle.

Health Protection

Proper sanitization eliminates bacteria, allergens, and pests left behind by previous occupants.

Stress Reduction

Focus on unpacking and settling in while professionals handle the heavy-duty cleaning.

Common Questions About Move-In Cleaning Singapore How early should I book before moving in?

Book 5-7 days in advance to secure your preferred date, especially during peak moving seasons (June-July, December-January).

Can cleaning be done on weekends?

Yes, Sureclean offers 7-day service including weekends and public holidays (no surcharge for weekends).

What if I find issues after cleaning?

We provide a 24-hour quality guarantee. If any area doesn’t meet standards, we’ll return for touch-ups at no extra cost.

Do I need to be present during cleaning?

Not required. You can provide access and collect keys after completion. Many clients schedule during work hours.

Is move-in cleaning different from spring cleaning?

Yes. Spring cleaning maintains an occupied home. Move-in cleaning targets an empty property and addresses tenant changeover issues like deep stains and accumulated grime.

What about aircon servicing during move-in?

Highly recommended. Aircon units accumulate dust and bacteria. We offer bundled packages: move-in cleaning + 3 aircon units from $350*.

Can you clean a property with some furniture already inside?

Yes, but efficiency drops. For best results, schedule before furniture delivery. If items are present, inform us during booking.

How long does move-in cleaning take?
  • 3-room HDB: 2.5-3 hours
  • 4-room HDB: 3-4 hours
  • 5-room HDB: 4-5 hours

Move-In Cleaning Tips for Different Property Types in Singapore

HDB Flats

HDB flats require special attention to high-traffic areas:

  • Kitchen grease buildup from years of cooking
  • Bathroom tile grout discoloration
  • Window tracks filled with sand and dust
  • Ceiling mold in humid corners

Most HDB resale flats show 5-more than a decade of wear. Professional move-in cleaning restores them to near-BTO condition.

Condominiums

Condo units often have:

  • Large glass windows and balconies requiring specialized cleaning
  • Premium fixtures (rainfall showers, built-in wardrobes) needing gentle care
  • Parquet or marble flooring requiring specific cleaning solutions
  • Smart home systems and air-con zones to avoid during wet cleaning

Landed Properties

Terrace houses, semi-detached, and bungalows involve:

  • Multi-floor coverage (2-3 stories)
  • Outdoor areas (driveways, patios, gardens)
  • More bathrooms and bedrooms
  • Potential pest issues if property was vacant long-term

Landed property cleaning typically takes 6-8 hours and may require 2-3 team members.

Best Time to Schedule Move-In Cleaning in Singapore

Peak Moving Seasons to Avoid

June-July (school holidays) and December-January (year-end) see 40% more moving activity. Book 10-14 days ahead during these periods.

Optimal Timing
  • Weekday mornings (9am-12pm): Best availability, cooler weather
  • 2-3 days before move-in: Allows time for airing and minor touch-ups
  • After renovation/repair: If you’re doing minor fixes, clean afterward

Same-Day Availability

Sureclean offers emergency same-day slots (subject to availability) for urgent situations like:

  • Delayed handover by previous tenant
  • Last-minute landlord inspection requirements
  • Unexpected move-in date changes

What to Look for in a Move-In Cleaning Company Singapore

NEA Licensing

Ensure the company holds a valid NEA license for professional cleaning services. Unlicensed operators may use substandard chemicals or lack proper training.

Insurance Coverage

Reputable companies carry public liability insurance covering accidental damage during cleaning (broken fixtures, scratches, water damage).

Fixed Pricing

Avoid companies with vague “starting from” prices. Get a firm quote based on property size and scope.

Quality Guarantees

Look for 24-48 hour satisfaction guarantees where the team returns for free touch-ups if standards aren’t met.

Transparent Reviews

Check Google Reviews, Facebook ratings, and Carousell feedback. Sureclean maintains a 4.9-star average across platforms.

Move-In Cleaning for Tenants: Landlord Expectations

Most Singapore tenancy agreements state the property must be returned “in the same condition as received.” Smart tenants:

  1. Document pre-move-in condition: Take photos/videos during handover
  2. Request professional cleaning receipts: Proves due diligence if disputes arise
  3. Clarify cleaning scope with landlord: Some expect aircon servicing, others don’t
  4. Keep receipts for deposit claims: If property was dirty on arrival, cleaning costs may be landlord’s responsibility

Move-In Cleaning Add-Ons Worth Considering

Beyond standard cleaning, consider these upgrades:

Mattress Deep Cleaning ($80/unit)

New mattresses may have warehouse dust. Used mattresses harbor dust mites, dead skin, and allergens. UV-C sanitization + steam cleaning eliminates 99.9% of bacteria.

Upholstery & Sofa Cleaning ($120-$180)

If inheriting furniture or bringing soft furnishings from storage, professional fabric cleaning removes:

  • Dust and allergens accumulated during storage
  • Odors from previous environments
  • Stains from transport/handling

Aircon Chemical Wash ($80-$120/unit)

Vacant properties often have aircon units sitting idle for weeks/months. Bacteria, mold, and dust accumulate in coils and filters. Chemical washing restores cooling efficiency and eliminates musty odors.

Curtain & Blinds Cleaning ($50-$120)

Curtains absorb dust and odors. Steam cleaning or dry cleaning before move-in ensures you start with fresh window treatments.

Pest Control ($150-$300)

Properties vacant >3 months may harbor cockroaches, ants, or rodents. Pre-emptive pest treatment prevents infestations.

DIY Move-In Cleaning vs Professional Service: Cost Comparison DIY Approach (4-room HDB):
  • Cleaning supplies: $80-$120
  • Equipment rental (steam cleaner, vacuum): $50-$80
  • Time investment: 8-10 hours labor (your time)
  • Risk of incomplete cleaning, chemical damage, physical strain
  • Total: $130-$200 + 10 hours labor
Professional Service (4-room HDB):
  • All-inclusive service: $200-$280
  • Duration: 3-4 hours (your attendance optional)
  • Guaranteed results with touch-up policy
  • No equipment purchase/storage
  • Total: $200-$280, zero labor hours

For most working professionals, the $100 premium for professional service is justified by time savings and superior results.

How to Prepare Your Property for Move-In Cleaning

To maximize efficiency:

  1. Remove all previous occupant items: Cleaners can’t move heavy furniture or sort belongings
  2. Ensure utilities are active: Water + electricity required for equipment
  3. Unlock all rooms and cabinets: Locked areas can’t be cleaned
  4. Clear access to property: Inform security/condo management
  5. Communicate special requests: E.g., “avoid chemical cleaners in nursery” or “extra focus on bathroom mold”

After Move-In Cleaning: Maintenance Tips

Once your property is professionally cleaned:

  • Air out for 2-4 hours: Open windows to dissipate cleaning solution odors
  • Run aircon for 30 minutes: Circulates air and removes residual humidity
  • Unpack systematically: Start with kitchen/bedroom, leaving common areas last
  • Schedule first regular clean within 2 weeks: Maintains the pristine baseline

Frequently Asked Questions (FAQ) Is move-in cleaning tax-deductible?

For residential properties, no. For commercial spaces or rental investment properties, cleaning may be claimed as a business expense.

Can I get move-in cleaning on short notice?

Sureclean accommodates next-day bookings when teams are available. Same-day requests depend on real-time availability—WhatsApp +65 6983 9523 to check.

What if my property has renovation dust?

Post-renovation cleaning requires specialized techniques. Inform us during booking—we’ll deploy teams trained in post-reno debris removal.

Do you provide cleaning supplies?

Yes, all equipment and eco-friendly cleaning solutions are included in the service fee.

Can move-in cleaning be combined with handyman services?

Yes. Sureclean offers bundled packages: move-in cleaning + minor repairs (e.g., fixing loose cabinet handles, installing curtain rods).

General Servicing vs Chemical Wash: Which Do You Need?

General Servicing includes filter cleaning, coil vacuuming, condensate tray clearing, and basic checks. Suitable for regular maintenance when your aircon is cooling normally.

Chemical Wash involves dismantling the unit and soaking components in chemical solution to remove stubborn mold, grease, and bacterial buildup. Needed when you notice:

  • Weak airflow despite clean filters
  • Unpleasant musty smell from the unit
  • Water leaking from the indoor unit
  • Higher electricity bills without increased usage
  • Frequent auto-shutoff or error codes

FAQs — Aircon Cleaning Singapore

How often should I service my aircon in Singapore?

Service your aircon every 3-4 months for general cleaning. If you run the unit daily for more than 8 hours, increase to every 2-3 months. Chemical wash is recommended once a year or when performance drops noticeably.

What is included in a standard aircon servicing?

Standard servicing includes: cleaning/replacing air filters, vacuuming evaporator and condenser coils, clearing drainage pipes, checking refrigerant levels, inspecting electrical connections, and testing cooling performance. Chemical cleaning is separate.

How long does aircon servicing take in Singapore?

General servicing takes 30-45 minutes per unit. Chemical wash requires 1.5-2 hours per unit including drying time. For multi-unit servicing (whole home), expect 2-4 hours total depending on the number of units.

Do I need to be home during aircon servicing?

Yes, someone should be home to grant access and sign off on the work. Most companies require a responsible adult present during the service. Some offer contactless service where you can monitor via video call and make payment online.

Is chemical wash safe for my aircon unit?

Yes, when performed by trained technicians using manufacturer-approved chemicals. However, avoid excessive chemical washing (more than twice a year) as it can degrade plastic components. Always choose NEA-licensed contractors.

Can I service the aircon myself to save money?

You can clean or replace filters yourself (recommended every 2 weeks). However, coil cleaning, refrigerant handling, and electrical work require professional tools and NEA certification. DIY chemical wash risks voiding your warranty and potential safety hazards.

What causes aircon to smell bad even after servicing?

Persistent odor after general servicing usually indicates mold growth inside the evaporator coil or drainage system that requires chemical wash. Other causes include dead insects in the unit, dirty ducting (for central systems), or external pollution near the condenser unit.

Should I replace or repair an old aircon unit?

Replace if your unit is over 10 years old, requires frequent repairs (more than twice a year), uses R22 refrigerant (being phased out), or has major compressor issues. Repair if it’s under 7 years old and only needs minor servicing or part replacement. Chemical overhaul can extend lifespan by 2-3 years for mid-age units.
